The first panel is up at Velocity Hill Road, marking an exciting milestone for Browning’s first development in Ohio.

Tilt-up construction changes the site quickly, and this first panel signals the start of visible vertical progress. Thank you to Brocon Construction, Inc., our general contractor, and the full project team for advancing the work safely and bringing the building out of the ground. (And these great photos!)

Located at 7855 Hill Road in Canal Wi******er, the 200,200-square-foot speculative industrial building is being developed and owned by Browning, with delivery anticipated by December 31, 2026. The facility will offer 32-foot clear height, flexible dock and parking capacity, outside storage availability, a planned 1,500-square-foot speculative office, and is pursuing LEED Silver certification.

Starting by celebrating this research facility we developed and constructed for Dow AgroScience, as it begins its next chapter with Purdue Research Foundation!

From specialized HVAC systems and reinforced structural components to laboratory utilities and critical infrastructure, this project exemplifies the technical expertise required to deliver complex research environments. The facility already includes biotechnology-focused laboratories, walk-in cold storage units, growth chambers, darkrooms, and autoclave rooms.

Browning originally developed and constructed this 80,000-square-foot office and laboratory facility and has continued to manage it, with 50,000 square feet of highly specialized laboratory space designed to support advanced biotechnology research. It is an ideal fit for Purdue University’s goal to expand its significant research enterprise in Indianapolis, especially given its location along the Hard Tech Corridor connecting West Lafayette and Indianapolis.

Big news for this week's ! Prime Beverage Group has selected Velocity 74 Trade Center for its expansion into the Indianapolis market. The beverage manufacturer and co-packing leader will occupy the full 917,616 square-foot building as a new production facility in Fairland, Indiana, strengthening its ability to serve brand partners throughout the Midwest.

Originally constructed speculatively by Browning, the fully leased facility offers Prime Beverage the scale, access, and flexibility needed to support its growing operations.

Prime Beverage Group Announces Strategic Expansion into the Indianapolis Market - Browning Prime Beverage to fully occupy Browning’s 915,720 SF Velocity 74 Trade Center, expanding beverage production in the Indianapolis market.

Browning is excited to welcome John Polbito to the team as a Staff Accountant. (Yes, this is our THIRD John/Jon at Browning. He has already adopted JP as an office nickname to help keep us all sane.)

John joins Browning’s accounting team after earning his Bachelor of Science in Business from the Indiana University Kelley School of Business, where he studied Finance and International Business and completed a Global Business Certificate in Spanish. He brings a strong analytical foundation, an international perspective, and a commitment to communication and collaboration.

In his new role, John will support Browning’s team through bank reconciliations, financial reporting, accounts receivable processing, tenant account analysis, investor reporting, and other accounting functions supporting Browning’s growing commercial real estate portfolio.

John is launching his career with Browning, ready to learn, contribute, and grow alongside our team as he learns what it means to .

For anyone who knows Browning, Grant has made Friday donuts a tradition around here, thanks to his regular Taylor's Bakery runs. He even has a custom Browning donut polo, so yes, the commitment is real...

Ironically, on National Donut Day, Grant was enjoying a well-earned day off, so we called in backup.

The Hometown Mini Donuts truck saved the day, giving the team a chance to step outside, enjoy a treat, and connect with one another over fresh mini donuts. It was a fun way to bring the team together, celebrate a very important office holiday, and honor a tradition that has become part of Browning’s culture.

Browning is excited to welcome Broderick Frey “Brody” to the team as an Associate Estimator.

Brody joins Browning’s pre-construction team after studying Mathematical Finance and Physics at Wabash College, bringing a strong analytical foundation to estimating, budgeting, bid solicitation, and project cost analysis.

He began building his construction experience through a Project Manager/Estimator internship with Gradex, and, in his new role, will support Browning’s team through take-offs, subcontractor coordination, bid package preparation, scope reviews, and design-phase budgeting for industrial, multifamily, and commercial real estate projects across the Midwest.

A Carmel, Indiana, native, Brody is launching his career with Browning, ready to learn, contribute, and grow alongside our team as he learns what it means to . Please join us in welcoming Brody.

Last week at the NAIOP Indiana's Annual Awards, our team was honored to be named a finalist for Multifamily/Mixed-Use Transaction of the Year for Vanguard at 16 Tech.

While we did not take home the award, Vanguard continues to represent something meaningful to our team and partners. As the first residential component within the 16 Tech Innovation District, it plays a key role in bringing a true live-work-play environment to life. It reflects strong alignment, disciplined ex*****on, and a shared commitment to delivering lasting value for the Indianapolis community.

Behind the scenes, this was an exceptionally complex deal, requiring coordination across layered financing structures, a ground lease, and public-private components including TIF, but it is a strong example of what can be accomplished through partnership and persistence.

We are incredibly proud of what this team accomplished and appreciate being recognized alongside projects that continue to shape our market.

It was also a great evening spent with our Vanguard partners at Barrett & Stokely. Partnerships like this are a big part of what makes this work so rewarding.
