Your AC Is Working Harder Than You Think
Late July in Central Indiana means your HVAC system has been running nonstop for weeks. This is when small problems turn into 2am emergency calls. 🌡️
Three things worth checking this week:
Your air filter. If it is grey and clogged, your system is straining to breathe.
Your outdoor unit. Clear away leaves, grass clippings, and anything blocking airflow.
Your vents. Closed or blocked vents force the system to work overtime.
None of this takes more than ten minutes, and all of it can help you avoid a repair bill in August. ❄️

Most people never go into their attic. Fair enough. It is hot, itchy, and not exactly inviting.
But that is one reason our inspectors do.
The bigger concern with a bathroom exhaust fan is not just a small insulation gap. It is where the fan sends warm, moist air. If that air vents into the attic instead of outside, moisture can build up over time.
That can lead to mold growth, damaged insulation, and deterioration of the wood framing or roof decking.
It may be hidden above the ceiling, but the damage can become costly if it goes unnoticed.

During David’s inspection, we found that the cement crown at the top of the chimney was cracked and deteriorated in several areas.
The chimney crown acts as a protective cap, helping keep water out of the chimney structure. When cracks develop, moisture can enter and gradually damage masonry materials, especially during freeze-thaw cycles and seasonal weather changes.
Over time, what starts as a small crack can lead to more extensive deterioration if not addressed.
We recommend having a skilled mason evaluate the chimney and perform tuckpointing or replace the crown as needed to help protect the chimney from further damage.
The top of the chimney may be out of sight, but it's one of the most important defenses against water intrusion.
