🏡 JUST FUNDED | HELOC BRIDGE LOAN

Sometimes the lowest rate doesn’t matter if the loan never closes.

Our client had been working with their credit union for over a month because they were offering a better rate.

Unfortunately, during that process, the client lost their job—and the credit union could no longer fund the loan.

That’s when Cap Rate Funding stepped in.

The client already had a new job lined up and is currently negotiating a higher compensation package, with a scheduled start date in December. The challenge was getting them through the transition period.

We were able to structure a HELOC as a bridge, using qualifying average historical income rather than simply treating their current income as $0.

🏡 JUST FUNDED | P&L / STATED INCOME LOAN

Another broker offered our client a hard money loan because it was the easiest way to get the deal done.

But we don’t look for the easiest path.

We look for the financing structure that makes the most sense for our client.

The hard money option they were offered:

❌ 12% interest rate
❌ 5 points origination
❌ 1–2 year loan term
❌ A deadline to refinance, sell, or pay off the loan

Instead, we structured:

✅ 8.5% rate
✅ Only 1 point
✅ 30-year loan term
✅ NO prepayment penalty
✅ No hard-money exit deadline
✅ We paid for the appraisal upfront

One of the keys to making the deal work was that the client’s daughter had strong credit and was already on title. We were able to structure the financing under her name using a P&L / stated-income program.

But the biggest win wasn’t just the lower rate or lower fees.

It was giving the client flexibility while minimizing their upfront risk.

We were confident in the structure, so we covered the appraisal cost upfront rather than asking the client to spend money on an appraisal while wondering whether the loan could actually make it to the closing table.

Instead of expensive short-term hard money with a 1–2 year deadline, the client now has a 30-year loan with no prepayment penalty.

They can refinance, sell, or pay the loan off when it makes sense for them — not when a hard-money maturity date tells them to.

🏡 FUNDING SUCCESS | $300K HELOAN SECOND MORTGAGE

Just funded a $300,000 HELOAN second mortgage for a client who came to us after their previous lender couldn’t get the deal across the finish line.

The client was already deep into the process with the other lender when they discovered a major issue:

🚧 The property was under construction.

The original lender promised an appraisal-free process, but what they didn’t explain was that they still required an inspection report to determine the property value.

That wasn’t going to work for this project. The deal was essentially dead on arrival.

We took a different approach.

✅ Used a different desktop valuation
✅ Our desktop value came in $200K higher
✅ Structured the loan around the actual scenario
✅ Plaid income verification wasn’t an option, so we found another solution
✅ $300K HELOAN second mortgage funded
✅ First mortgage remained completely untouched

The client was able to access the equity they needed without refinancing their first mortgage or disturbing their existing rate.

We’re not a direct lender — and that can actually be an advantage.

Because we work with multiple lending sources, we can look at the overall scenario and structure the deal around the borrower, rather than forcing every deal into one lender’s box.

Not every “appraisal-free” loan is truly appraisal-free.
Not every lender has the same valuation options.
