We Are an Real Estate Brokerage With 20 years Experience in Orange County.

Have you felt a shift in the market? If you’re active in it right now, you would have. If you’re watching from the sidelines, you missed it. Here’s your June 2026 Orange County market update. New listings are down 24% year over year. Fewer sellers are listing because they see neighbors struggling to sell - and most people selling are also buying their next home. If they don’t see what they want, they’re not moving. Active inventory is climbing. But buyer demand isn’t keeping up with it. That’s why fewer transactions are happening than expected. Closed sales are surprisingly steady - down just 1.7% year over year. For now. Days on market hit 31 - up 19% over last year. And from here it’s only going to climb. Last year we went from 26 days in May all the way to 50 in December. We’re just seeing the beginning of that curve again. Median price is back at the record high of $1.25M - up 4.2% year over year. And here’s why that makes sense. The homes that are actually selling are the good ones. Priced right, look good, marketed well. Everything else is sitting. That’s the market right now. Two markets at the same time. A hot one and a cold one. And the agent you hire makes all the difference in which one you’re in. Comment “JUNE26” below and I’ll send you the full breakdown. Orange County home prices are back at an all-time high. The median home price just hit $1.25 million again. For context: — May 2025: $1.20M median home price — May 2026: $1.25M median home price That’s a 4% increase year over year. Or about $50,000 on the median home. What’s interesting is that prices haven’t been skyrocketing. They’ve actually been remarkably stable. We hit $1.25M earlier this year, pulled back slightly, and now we’re right back there again. So despite all the headlines... The reality is Orange County home values have remained incredibly resilient. The market may be changing. But prices have stayed surprisingly strong.
