My specialty in the past few years, however, has been in the new residential construction space. California, especially parts of Los Angeles, and Orange County, have seen a drastic increase in new inventory for housing, and many dwellings have multi-story units of up to 3 floors. Building up seems to be the way to maximize land usage, as available land is anything but ample. I specialize in new construction sites and dealing with builders. I have helped clients achieve their dreams more than they could imagine. Thru the years, I have become a master at Home Purchase Agreements, Broker Paperwork, PDR and Lot Exhibit Documents, Addendums to the Agreement, the FHA Amendatory Clause, Close of Escrow Documents and Amendments, and Guidance with Solar Contracts. I even have experience in negotiating on behalf of my clients for receiving design studio credits, receiving credits from the lender, as well as recommendation for increasing home value and appeal, with water softening and Reverse Osmosis system installation advice, and Epoxy for the garage. Actually, if you even need advice to convert your garage 240-Volt Outlet to be Electric-Car charging-ready, I have expertise in that, and can get you the right individual to install the outlet and properly mount the correct circuit breaker. Lastly, as a big bonus, I am willing to assist my clients with their down payment, with savvy ways to achieve capital to put roughly 1.5% of the purchase price towards the loan, after it closes. I can also assist clients with helping their credit scores with simple referral with business associates of mine, and also educate them on the Supplemental Tax Bill due on the first year of purchase. As a Side Note: California State law requires the reassessment of property as of the first day of the month following an ownership change or the completion of new construction. A change in ownership or a completion of new construction that occurs between January 1 and May 31 results in two supplemental assessments and triggers two Supplemental Property Tax Bills. The first Supplemental Bill is for the remainder of the fiscal year in which the event occurred. The second Supplemental Bill is for the subsequent fiscal year.
