A garage permit from the 1940s almost stopped this closing. The garage was never built.

My sellers were buying out of state, so waiting wasn't an option. There were two possible routes: a permit withdrawal at around $2,500 and four to six weeks, or a demolition-without-a-permit filing at around $15,000 and three months. We got the expediter started right away and closed with money held in escrow. The buyer was protected, and my sellers' move stayed on schedule.
An old open permit is usually fixable. Finding out about it at the closing table is the real problem.
