What I advise every serious buyer to assess during a showing beyond the listing photos.

Check your phone signal inside the home. If reception is poured during the showing, it will be poor when you live there. This is worth knowing before you fall in love with the property.

Standstill and simply listen. Road noise, aircraft, neighbors, dogs - whatever you hear during a calm moment today you will hear every single day. Pay attention to it.

Notice whether the temperature feels consistent from room to room. Uneven heating or cooling is often an early indicator of HVAC insufficiency or insulation issues - both of which carry a cost.

Open and close every door and window. Resistance or sticking can indicate foundation movement, humidity damage, or frame issues that may require attention.

Assess the scent of the home when it is closed up. Odors that are masked during an open showing have a way of returning. Trust your nose.

Observe where natural light falls and at what time of day you are visiting. The quality of light inside a home affects how it feels to live in - every single morning and evening.

Run more than one faucet simultaneously. A sufficient drop of water pressure is worth investigating before you are committed to the purchase.

Walk through rooms that appear infrequently used, particularly second bathrooms. Those are often the first places where moisture or damage issues present themselves.

Pay attention to the flow and proportion of the layout as you move through the space. If the home feels awkward or disconnected during a brief visit, that feeling does not improve with time.

Notice how you feel when you step back outside. Buyers who override that instinct rarely forget it. A home should feel right - not just look right on paper.
