🏡 Oh boy… what a closing day this one was! 😅

Almost every transaction has its challenges, but THIS one definitely kept us on our toes right up until the very end!

We had a seller who was a little difficult throughout the transaction, but today may have taken the cake. 😂 My buyer and I showed up for our 1st final walkthrough and SURPRISE… the seller was there! I thought maybe she was just finishing up getting a few things out of the house. Nope! She said she was told to be there because she had always been at the walkthroughs of the other homes she had sold. Just FYI … her agent did NOT tell her to be there. 🤦‍♀️

Then we discovered there were still some unwanted items and trash left behind. My buyer had agreed to keep SOME things—but definitely not everything that was left!

And THEN… seller shows us a light switch that is now not working that was at inspection. 💡 That turned into quite the adventure between the seller, her agent, me AND the electrician.

And yes… we had walkthroughS — plural! 😂 We had to make sure seller got all those items out and fixed the light switch before closing

Because between walkthroughs, as if this day wasn't already crazy enough, I watched a deer run out and get hit by a car right in front of me. The deer went flying into the air, over the back of the car and landed in the ditch. I am just thankful it ended up flying towards the ditch and not towards my car. Unfortunately, the deer didn't survive. 😢 Thankfully, the woman driving was okay, but her car definitely wasn't—the hood was pushed up almost to the windshield!

At that point I was seriously wondering WHAT ELSE could possibly happen before we made it to the closing table! 😳

But guess what?

The light switch works, the junk was removed AND WE CLOSED! 🙌🏡

And that's what really matters because tonight this momma and her kiddos have a NEW place to call HOME! 💛 Even better, she got locked in right before these crazy rate hikes!

🏡 Honest question for my lender/loan officer friends…

I received an offer yesterday on one of my listings. As I normally do, I reached out to the buyer’s loan officer to confirm that the buyers were solid and ready to go. I also asked if they could give me any insight into whether the buyers truly needed the closing cost assistance they were requesting, since I wasn’t getting a response from the agent on that part.

Well… let’s just say the conversation did NOT go how I expected. 😳

The loan officer pretty much told me off and said they “wouldn’t have pre-approved them if they didn’t think they were solid buyers” and that in all their years in the business, they had NEVER had a listing agent call them.

Really?! 🤔

We all know a pre-approval doesn’t guarantee someone is going to make it all the way to closing. Things come up. Financing changes. Buyers who were pre-approved sometimes end up not qualifying.

And to be completely transparent, this is a lender I have never heard of or worked with before, so YES—I wanted to do my due diligence for my seller and make sure we were looking at a strong offer.

The loan officer also told me that their job is basically to handle the loan approval and leave everything else to the agents. I understand staying in your lane, and I certainly wasn't asking for confidential financial information, but I've always looked at the lender, buyer's agent, title company, etc. as a TEAM working toward the same goal—getting the buyer into their new place to call home.

So now I'm curious…

Lenders/loan officers: Do listing agents call you to verify a buyer's financing when an offer comes in?

And Realtors: Do you call the buyer's lender before advising your seller on an offer?

Because apparently I've been doing something unheard of all these years. 😂🤷‍♀️
