Supporting Adjustments and Reporting the Sales Comparison Approach in the New URAR

The new Uniform Residential Appraisal Report (URAR) challenges appraisers to deliver a report in a confident manner to clients with a credible analysis that meets the minimum reporting requirements of the Government-Sponsored Enterprises (GSEs). The new URAR requires that support for adjustments be included directly in the appraisal report, so residential practitioners need to understand the expectations of the GSEs and underwriters around these topics.
Supporting Adjustments and Reporting the Sales Comparison Approach in the New URAR is a three-hour program that focuses on an effective manner of developing and supporting the sales comparison approach section of the new URAR. Case studies will represent real-world residential appraisal valuation problems and the multiple qualitative and quantitative ways that each of the major adjustments in a residential sales grid can be supported. Since the applicable and appropriate techniques for any specific adjustment usually produce some variation in the indicated contributory value, the art and science of reconciliation will also be emphasized through repeated application. The program will be valuable for residential appraisers to strengthen their proficiency in both the sales comparison approach and in supporting the adjustments used in the sales grid. The program will also be valuable for reviewers of residential reports.
Reporting Market Analysis and Better Understanding the New URAR
October 26, 2026 12 pm – 5 pm

The new Uniform Residential Appraisal Report (URAR) challenges appraisers to deliver a report in a confident manner to clients with a credible analysis that meets the minimum reporting requirements of the Government-Sponsored Enterprises (GSEs). Unlike the existing 1004 report form, the new URAR places more emphasis on supporting and reporting a thorough market analysis for the subject property. In the past, appraisers often kept the market analysis support in the workfile. Going forward, support is expected within the appraisal report.
Reporting Market Analysis and Better Understanding the New URAR is a four-hour program that focuses on lending assignments for residential properties using the new URAR. Appraisers who are not well versed in completing a thorough and credible market analysis will find this program to be most helpful. The program will also be a good refresher for the experienced appraiser and the reviewer of residential reports.
Analyzing Defects, Damages, and Deficiencies in the New URAR
October 27, 2026 9:15 am – 12:15 pm

Analyzing Defects, Damages, and Deficiencies in the New URAR is a three-hour program that provides a comprehensive review of the defects, damages, and deficiencies sections of the new URAR. Participants will gain a thorough understanding of how to identify, analyze, and document various property issues that can impact the value and marketability of residential properties. The program covers the definitions and distinctions between damages, defects, and deficiencies, along with practical techniques for analyzing these issues. Additionally, learners will explore the implications of these property conditions on appraisal assignments, including legal and ethical considerations. By the end of the program, participants will be equipped with the knowledge and skills necessary to accurately report and address property damages, defects, and deficiencies in accordance with industry standards.
Analyzing and Reporting the Income Approach in the New URAR
October 27, 2026 1 pm – 5 pm
Approved for 4 hours
The new Uniform Residential Appraisal Report (URAR) includes an income approach section that may present specific “problem” areas in the reporting of 2-to-4-unit properties. Specifically, the practitioner may be confused given the different manner in which property characteristics and market area characteristics are defined, described, and analyzed.
Analyzing and Reporting the Income Approach in the New URAR is a four-hour program. Using practical case studies, this program will allow residential appraisers to enhance their proficiency with the income approach as reported in the new URAR, whether they have plentiful market data, very little market data, or confusing market data. Appraisers who are not well versed in completing a thorough and credible income approach will find this program to be most helpful. The program will also be a good refresher for the experienced appraiser and the reviewer of residential reports.

There is so much to learn about the 3.6 dynamic appraisal report that Fannie & Freddie will make mandatory November 2026. Some appraisers are completing a few now, software is still being tweaked, some are learning and some have no idea what’s coming or will choose to retire.
I’ve been trying to get courses related to this new requirement with strong opposition from local providers thinking it’s too costly to provide education on this topic, comments from agents saying we really don’t care about appraisals and those that say just let artificial intelligence take over.
I’ve linked Leigh’s podcast which may enlighten agents as to what may happen come November. There is a lot to learn for all Realtors (which includes appraisers and agents).
I’d also recommend to agents to learn what they can do to protect their sellers property from the collection of big data!
