Buying
The reality is that current buyers and sellers are faced with a hefty burden of proof:

If you are a property manager or a landlord in Texas you are required by the law to comply with this state code. Chapter 92 of the Texas Property Code addresses property code for rental properties. We use a property management software. You will have an owner’s portal so you can have access to your account at any time. This software will track everything on your property. MBM Property Management LLC charges between 8% to 10% each month per property for our services. If MBM Property Management leases the property, the commission is 80% of the first month’s rent. We recommend either a home warranty or a larger reserve for repairs. We will go to court for you if needed for an eviction.

Renting out your home is more than putting a sign in the yard—it’s preparing a product people will live in every day.

Before listing, focus on the basics that reduce vacancy and protect your property:

• Rent-ready condition: deep clean, touch-up paint, working lights, solid curb appeal
• Safety & function: HVAC/plumbing working well, smoke/CO detectors, secure locks
• Market rent: pricing too high leads to long vacancy; pricing too low leaves money on the table
• Good photos + marketing: bright, clean photos and clear feature highlights matter
• Policies upfront: pets, smoking, maintenance expectations, and how communication works

A strong start (condition + pricing + clarity) usually attracts better applicants and fewer headaches later.

⚡ What Happens to Your Rental When the Power Goes Out?

Power outages are usually viewed as a temporary inconvenience, but for a rental property, an extended outage can create other concerns.

Once electricity is lost, garage doors, security systems, electronic locks, HVAC equipment, refrigerators, sump pumps, irrigation controls, and other systems may operate differently—or stop operating altogether.

After a significant outage, it can be worth checking:

• Electronic locks and access systems
• Garage-door operation
• HVAC thermostats and settings
• Refrigerators and other appliances
• Security systems and cameras
• Irrigation timers and other programmed equipment

The electricity coming back on doesn't necessarily mean everything returned to normal.

Knowing which systems need to be checked after an outage is another small part of protecting a rental property that can easily be overlooked.

📁 Your Rental Property Has a Paper Trail—Is It Organized?

Owning a rental creates more records than many property owners realize.

Lease documents are only part of the picture. Over time, there may also be invoices, repair records, inspection reports, appliance information, warranties, tenant communications, vendor records, and photos documenting the property's condition.

When that information is scattered between emails, text messages, folders, and different vendors, finding something from two years ago can become surprisingly difficult.

Important records can include:

• Maintenance and repair invoices
• Inspection reports and photos
• Appliance model and serial numbers
• Warranty information
• Vendor service history
• Lease-related documentation

Good recordkeeping isn't the most visible part of property management, but it can become extremely valuable when a question comes up months—or even years—later.

Managing the paperwork is part of managing the property.

🌳 That Tree Isn't Just Landscaping

Trees can add shade, curb appeal, and value to a rental property—but they're also something owners need to monitor.

A mature tree doesn't have to fall completely to cause an expensive problem. Overgrown or damaged limbs can affect roofs, gutters, fences, vehicles, utility lines, and neighboring property.

Things worth watching include:

• Branches touching or hanging over the roof
• Dead or damaged limbs
• Roots affecting sidewalks or foundations
• Trees growing near utility lines
• Limbs extending onto neighboring property
• Changes after storms or high winds

Tree maintenance can easily be overlooked because nothing appears "broken." But identifying a potential problem before a branch falls can be much less expensive than dealing with the damage afterward.

Protecting a rental property includes looking above and around the house—not just inside it.
