A mold problem in a brand-new attic can start before the roof ever goes on.

These roof trusses appear to be stored directly on the dirt. Ground contact and exposure to rain can keep the wood damp, creating conditions that encourage microbial growth—commonly called mold—before the trusses are even installed.

That doesn’t mean every truss pictured has mold, but poor material storage can contribute to the problems we later find in new-construction attics.

Trusses should be stored off the ground on proper supports and protected from prolonged moisture exposure while allowing airflow. Wet or visibly affected materials should be evaluated and properly addressed before being enclosed.

New construction deserves an inspection, too. Quality starts with how the materials are handled—not just how the finished home looks.

🏠 Would you accept this in your new construction home?

The toilet’s water shutoff valve is crowded against the toilet, leaving limited room to reach and operate it. When you need to shut off the water quickly, access matters.

The diagram shows a typical supply location, but placement should follow the specific toilet manufacturer’s instructions and leave the valve accessible. The builder should have the plumber correct the placement before closing.

New construction deserves an independent inspection. Small details can become frustrating problems after you move in.

🚨 THIS IS WHY YOU NEVER WAIVE YOUR BUILDER WARRANTY INSPECTION. 🚨

More and more, we’re seeing builders place restrictions on independent home inspectors. They don’t want us removing electrical panel covers. They don’t want us walking the roof. And now, some don’t want us running sewer cameras.

But today is a perfect example of WHY THESE INSPECTIONS MATTER.

During a builder warranty inspection, we ran a sewer camera and discovered a DAMAGED SEWER LINE APPROXIMATELY 75 FEET INTO THE SYSTEM — UNDER A HOME BUILT ON A SLAB.

Think about that. 👀

This isn’t a loose cabinet handle or a paint touch-up. A damaged sewer line underneath a concrete slab can potentially become a MAJOR AND EXPENSIVE REPAIR if it isn’t discovered and addressed.

Your new home may look perfect from the outside, but some of the most important defects are in places you simply CAN’T SEE.

DON’T WAIVE YOUR BUILDER WARRANTY INSPECTION.
And when possible, add a SEWER CAMERA INSPECTION.

Find the problems while the builder may still be responsible for addressing them—not after they become yours.
