A 20-year tech "knew where everything was" β€” until they popped open an unmarked ceiling hatch and found a dead exhaust fan over a chemical lab. Belt snapped, motor blown, for who knows how long. It wasn't in any system, so it didn't exist.

Institutional knowledge is valuable, but it's not complete. And it doesn't survive retirement, turnover, or the day-to-day grind that keeps us from asking "what's behind that hatch?"

Asset inventory isn't sexy, but it's step one. Everything else β€” your PM program, your budget, your staffing plan β€” is built on top of it. And if the foundation has gaps you don't even know about, those plans are only as good as your luck.
