Mortgage rates are rising again, but some buyers may be finding a little more room to navigate the housing market.
The average contract interest rate for a 30-year fixed-rate mortgage with a conforming loan balance rose to 6.69%, up from 6.65% the previous week.
That was the highest level since last August.
Even so, purchase mortgage applications rose 6% for the week. One reason may be that more inventory in some markets is giving buyers additional options.
Some sellers also appear more willing to cut prices as the market moves through its typically slower summer season.
Higher borrowing costs still matter. Mortgage rates can affect monthly payments, affordability, and how much buyers feel comfortable spending on a home.
For buyers and sellers, the broader takeaway is that multiple factors shape housing conditions. Rates, inventory, home prices, competition, and timing can all influence the market at once.
Mortgage rates are rising again, but homebuyers are seeing some advantages Mortgage rates last week rose to the highest level since last August, but homebuyer demand climbed as well, as buyers see more supply.

New research from The Aspen Institute looks at what it calls “essential wealth”: a benchmark for financial resilience and major life milestones.
The benchmark includes having six weeks of take-home pay in savings, along with enough net worth to support goals such as homeownership and retirement security.
According to the report, about 34.5 million U.S. households fall short of that threshold.
The estimated net worth needed varies by age group:
18-29: $40,000
30-39: $120,000
40-49: $265,000
50-64: $530,000
65+: $775,000 for a couple with no mortgage
These figures are broad estimates and can vary based on income, location, household needs, and housing costs.
The broader takeaway is that income alone does not always show whether a household feels financially secure. Savings, assets, debt, housing, and long-term goals all help shape the bigger picture.
How much wealth do you need to thrive? Here's the breakdown, according to new research. Three in four American households lack the wealth to weather financial setbacks and achieve major life milestones.

Wholesale prices moved lower in June, offering a fresh look at inflation pressures before they reach consumers.
The producer price index, which measures wholesale costs, fell 0.3% in June. Economists had expected the index to remain unchanged.
Energy costs were a major driver. Goods prices declined 1.4%, while energy prices dropped 6.4%. Gasoline prices fell 12%, accounting for about two-thirds of the monthly decrease.
Core wholesale prices, which exclude food and energy, rose 0.2% for the month.
Wholesale prices matter because they can influence what businesses eventually charge consumers. When producer costs ease, it may reduce some pressure on consumer prices over time.
Still, inflation remains above the Federal Reserve’s target, which means policymakers are likely to continue closely monitoring upcoming inflation data, energy prices, and consumer spending.
Wholesale prices unexpectedly declined 0.3% in June on big drop in gasoline As with consumer prices, the index benefited from easing energy costs, particularly as oil fell due to the brief pause in tensions between the U.S. and Iran.

Mortgage rates recently climbed to their highest level since August 2025, creating another challenge for homebuyers.
The average contract interest rate for a 30-year fixed-rate mortgage with a conforming loan balance rose to 6.65%, up from 6.58% the previous week.
Higher rates can affect affordability, as even a small increase can change a buyer’s monthly payment.
That pressure showed up in mortgage demand. Applications to purchase a home fell 7% from the previous week and were 2% lower than the same week one year ago.
Buyers are also still facing high home prices and a limited supply of affordable homes for sale.
Refinance applications rose this week, though refinancing remains less attractive for many borrowers because rates are not much lower than they were a year ago.
For households, mortgage rates are a reminder that borrowing costs can play a major role in affordability, timing, and monthly cash flow.
Mortgage rates rise to highest level in nearly a year, causing homebuyers to pause Mortgage rates moved higher last week, causing buyers to pull back, but refinancing did see small gains.
