From vision to reality.

Construction is underway on the new Freedom Bank development in McAllen at the Expressway and 2nd Street.

The project includes a full-service bank with drive-thru banking, second-floor office space, and an adjoining retail plaza designed to create an active destination for the community.

We’re grateful to be part of bringing this vision to life and look forward to sharing its progress.

PECAN PLACE: CREATING A LANDMARK What makes a building memorable? Sometimes, it is not a dramatic architectural gesture. It can be a simple decision that gives the building a name, a presence, and an identity people begin to recognize. At Pecan Place, the exterior signage helped transform the building into a recognizable landmark along Pecan Boulevard. When people begin referring to a place by name, using it as a point of reference, or recognizing it as they drive by, the building starts contributing to the identity of the community around it. That is when signage becomes more than signage. It becomes placemaking. PECAN PLACE: FROM ONE IMAGE TO MANY POSSIBILITIES

Every project begins with a conversation. Sometimes, it begins with a single image.

Carina came to us with an inspiration photo that captured a feeling she wanted.

Our role was to understand what she connected with, study the existing building, and explore how those ideas could be translated into something that belonged in the neighborhood.

We developed several design directions, testing different approaches to color, materials, entrances, awnings, signage, and identity. Each option helped move the conversation forward and brought the vision into clearer focus.

Good design is rarely about jumping to the first answer. It is about exploring the possibilities until the right direction begins to reveal itself.

PECAN PLACE: REVIVING A CORNER An old building does not always need to be replaced. Sometimes, it needs someone willing to see what it could become. When Carina and Phil of VP Realty purchased the property at 804 Pecan Blvd, they came to us with one inspirational image and a vision to give the building a new life. Together, we peeled back what had accumulated over time, uncovered the building’s character, and transformed an overlooked property into a business center that now adds value back to its neighborhood.
