1️⃣ Origination Fee
The lender charges between 0.5% and 1% of the loan amount to process your application. This is a standard cost built into the mortgage setup process.
2️⃣ Discount Points
Buyers can pay upfront to reduce their interest rate. Each point equals 1% of the loan amount. This is a strategic decision that requires careful calculation based on how long you plan to stay in the home.
3️⃣ Appraisal Fee
The lender orders an independent property valuation and the buyer pays for it. Typical cost: $500 to $900.
