August was a good month to own real estate in the Treasure Valley. π
Ada County β 955 homes sold (+14.8% from last year), median price $595,000 (+6.9% YOY), averaging 37 days to go under contract, with 2.4 months of inventory.
Canyon County β 472 homes sold (+7.3% YOY), median price $443,100 (+3.2% YOY), averaging 42 days on market, with 2.6 months of inventory.
Faster sales, higher prices, tight inventory. The data is pretty straightforward. π

Boise is building faster than almost anywhere in Americaβand the numbers are hard to ignore.
Only two U.S. cities are seeing more new construction right now. Boise ranks #3 nationwide among the 100 largest metro areas, with 53.4% of local listings made up of brand-new homesβthe highest share in the entire top 10.
Even more surprising for buyers: newly built homes in the Treasure Valley are coming in at a 4.5% discount compared with existing homes.

The California to Idaho pipeline? Still very much open.

The July Treasure Valley market report is here β and the numbers are telling a good story. π
Ada County β 947 homes sold (+4.8% from last year), median price $602,000 (+9.5% YOY), averaging 34 days to go under contract, with 2.4 months of inventory.
Canyon County β 496 homes sold (+9% YOY), median price $444,995 (+3.7% YOY), averaging 41 days on market, with 2.7 months of inventory.
The bigger picture? Nearly 8,700 homes have closed across the Treasure Valley so far this year β up 14% over 2025. Prices are climbing, inventory is still tight, and people are buying and selling despite higher mortgage rates.
People are moving here, buying here, and building lives here β and the numbers back it up.
