A building may be depreciated as one asset. But economically, it’s made up of many.
Electrical systems. Interior improvements. Site work. Specialized infrastructure. How those components are classified can have a meaningful impact on the timing of depreciation and, ultimately, cash flow.
Cost segregation helps property owners look beneath the purchase price to identify assets that may qualify for shorter recovery periods. But the opportunity isn’t simply about accelerating deductions. Classification accuracy, timing and a defensible methodology matter.
For businesses and investors acquiring, constructing or improving real estate, the opportunity may already be there. The question is whether it has been identified.

Accountability starts with ownership.
At Sorren, our values aren’t just words on a page. They shape how we show up for our clients, our communities and each other.
On September 18, our Boise and Meridian teams came together for our annual Thematic Goal and Teambuilding Day, focused this year on Accountability: own what you say and do.
Together, we stepped away from our day-to-day work to brainstorm meaningful ways we can put accountability into action across our offices and communities. We shared ideas, challenged each other to think differently and identified opportunities to turn our value into action.
And because building a strong team matters, too, we made time for a little friendly competition, plenty of laughs and recognition through our Sorren Superstar Awards.
Days like this give us the opportunity to strengthen the culture we’re building together and recommit to showing up, taking ownership and following through on what matters.

Audit readiness doesn’t start when the auditors arrive.
For nonprofits and educational institutions, many grant-related challenges develop over time through gaps in documentation, unclear requirements, or processes that have not kept pace with growing funding complexity.
Understanding grant requirements early, maintaining consistent documentation, and addressing questions as they arise can help reduce year-end pressure and strengthen compliance over time.
