Every number in a flip can be wrong. But they don't hurt equally.

Overpay on the purchase, and you know it.

Blow the rehab budget, and it stings, but it's usually visible and containable.
Miss on the resale, though, and you don't find out until the very end — when there's nothing left to adjust and every dollar of the shortfall comes straight out of profit.

That's why the resale number deserves the most conservatism, not the least. It's the one forecast you can't correct, sitting at the exact point where all your profit lives.

Set it honestly. A deal that only works at the top of the market isn't a deal yet, it's a bet on the market staying kind.

A simple test for any flip you're underwriting:

Delete your single best comp. The highest recent sale — the one that makes the spread look great. Take it out.

Now ask: does the deal still work on the comps that are left?

If yes, you've got real margin. If no, your ARV was carrying the deal and you were counting on being the top sale in the neighborhood just to make money.

The market doesn't pay you for the comp you picked. It pays what the next buyer will actually pay, usually much closer to the cluster of ordinary sales than the one showpiece.

Your resale number should survive without its best supporting evidence. If it can't, it's too high.

A deal crossed my desk recently that looked like a winner. Good purchase price, reasonable rehab, healthy spread.

Then we pulled the comps ourselves.

The resale number came from one sale down the street, a beautifully finished home, top of the market, sold back in spring when buyers were plentiful. Real, but not representative. The honest recent comps put the realistic resale about 8% lower.

Eight percent doesn't sound like much. On that deal, it was most of the profit.

ARV is the number you control the least and are most tempted to inflate — and because the whole profit sits at the exit, a small miss there hurts more than a miss anywhere else.

Don't underwrite to the best comp. Underwrite to the honest one.

The most expensive line item in a loan is the one nobody quotes: the risk it doesn't close.

A rate is easy to put on paper. What's hard to see is whether the lender will actually perform — fund on time, honor the terms, and not re-trade you at the closing table.

In a slow market, you might get away with a shaky lender. In a competitive one, you won't. The investor who loses a property because their cheap lender funded three days late didn't save money. They lost the whole deal chasing a discount.

Certainty has real value, even though it never shows up in the rate. Sometimes the "expensive" loan is the cheapest one you'll actually close.
Price the whole thing — including whether the money shows up when you need it.

Here's the math that trips up a lot of investors.

You're comparing two loans. One's a half-point cheaper on rate. The other has two fewer points.

On a 30-year mortgage, the lower rate wins easily — you've got decades for it to pay off.

On a 6-month flip? It's the opposite. You don't hold the loan long enough for a rate difference to add up, but you pay those two points in full on day one, whether you exit in month three or month nine.

Short holds flip the usual logic. The up-front costs — points and fees — matter more than the rate, because time is too short for the rate to catch up.

Compare the total dollars for your actual hold. Not the annual rate in a vacuum.

"What's your rate?" is almost always the first question. It's rarely the most important one.

On a short-term real estate loan, the rate is just one line in what the money actually costs you — and often not the biggest.

Points and fees usually matter more, because you pay them up front no matter how fast you exit. Two loans at the same rate can cost thousands apart once you add origination, processing, and extension fees.

And the thing nobody prices at all: certainty. A cheaper loan that funds slow or falls through a week before closing doesn't save you a dime. It can cost you the deal.

Rate is the easiest number to compare. That's exactly why it gets too much weight.

A good lender isn't a referee waiting to call a foul. We're a partner who needs you to cross the finish line — because your success is the entire point of the arrangement.

Give us a problem early and there's usually a move: more time, a restructured draw, a second look at the exit. Give us the same problem late — after the reserves are spent and the deadline's passed — and the toolbox is mostly empty.

That's the whole case for calling early. It isn't about honesty for its own sake. It's that time is the raw material every solution is built from, and silence burns it.

If something on your project starts to drift, don't wait until you have an explanation ready.

Make the call while it's still just a conversation.

You think reaching out to say "this project is running behind" makes you look like you're struggling. It doesn't. It makes you look like a professional who's on top of their deal.

The borrowers a lender worries about aren't the ones with problems. Every real project has problems. It's the ones who go quiet — the ones whose updates stop right when the questions start.

A borrower who calls early and honestly builds trust. A borrower who disappears builds doubt. And doubt, in a relationship built on future deals, is expensive.

The problem was never going to make or break your reputation. How you handled it will.

The borrowers whose projects go sideways and still turn out fine usually have one thing in common. It isn't that they hit fewer problems. It's that they called early.

There's a phone call every investor dreads: telling your lender the project's behind, over budget, or not selling the way you planned. It feels like admitting failure, so the instinct is to wait — stay quiet, hope it turns, put off the conversation.

That instinct is exactly backwards.

Early, a lender has options: restructure a draw, extend a timeline, talk through the exit while there's still room to move. Late — reserves gone, payment overdue — those options are gone too.

The problem caught early is small and fixable. The same problem caught late is a crisis.
Silence doesn't buy you time. It spends it.

Here's the part of the slow season nobody talks about: a worse time to sell is often a better time to buy.

As the year winds down, competition for properties thins out. The investors chasing everything in the spring have gone quiet. And the sellers still on the market in November and December tend to be the motivated ones — the deals that didn't move when buyers were plentiful.

That's opportunity, if you're set up for it.

The catch is you have to underwrite honestly. Buy now and you're likely selling into a slow winter or holding for the spring bounce. If your numbers assume a quick sale, the discount you got on the buy disappears into extra months of carry.

Buy well, plan for the season, and the quiet stretch becomes your edge instead of your problem.
