Would you pay for your house what you’re asking someone else to pay for it?

That’s a question every seller should ask themselves.

Buyers aren’t refusing to buy. They’re refusing to overpay.

Today’s buyers are looking at everything as they should…the condition, updates, location, insurance, interest rates, comparable sales, and ultimately what that monthly payment looks like.

They’ll pay for value.
They’ll compete for the right house.
But they’re much less willing to pay a premium simply because that’s the number a seller wants.

Sometimes the hardest part of selling is separating what your home means to you from what it’s worth to today’s buyer.

Pricing emotionally and pricing strategically are two very different things.

I have a buyer who asked to see 8 homes this Sunday. Over the course of this week, 4 of those 8 homes have already gone pending.

Half the list—before we even made it to Sunday.

So yes, buyers are still buying. And when a home is priced right, positioned well, and shows well, it can MOVE.
