A tear-off is not just a roof price.

It's a dumpster in your parking lot. It's crews walking an open deck over your inventory. It's the weather window you don't control, and the day your tenants ask why the ceiling is dripping.

Owners rarely get shown the other column. So here it is.

Florida's building code lets you recover a roof once — and not at all if the existing roof is water-soaked, deteriorated, or already carrying two coverings. That's a real ceiling on your options, and every year of deferral pushes you closer to it.

A coating restoration sits outside that math. It adds no covering to strip later, keeps the deck you already paid for, and carries a manufacturer-backed warranty.
