Your gutters have one job this month: keep water away from your foundation.
Once the leaves really start coming down, clogged gutters send water straight along your foundation instead of away from it. That's how small drainage problems turn into expensive ones.
Clear them now, check that downspouts extend at least a few feet from the house, and you've knocked out one of the cheapest, most effective maintenance jobs of the fall.

Wanted to give a real update on 901 Ericcson Ln instead of letting the MLS status do the talking.
It's under contract, but the buyer's offer has a contingency: they need to sell their own home first. That means we negotiated a kick-out clause, so we're still showing the house and still taking offers. If a stronger one comes in, our current buyer gets 24 hours to remove that contingency or step aside.
Long story short: this never-lived-in 5-bedroom in Brighton is still very much in play at $615,000. If you've been waiting on the sidelines for this one, now's the time to reach out.

The pre-approval letter you got in July doesn't work in October.
Rates move, and so does what you qualify for. If your pre-approval is more than 60-90 days old, or if rates have shifted since you got it, go back to your lender before you write an offer. Nothing kills momentum on a house you love like finding out mid-negotiation that your number changed.
Quick habit: refresh your pre-approval any time you pause your search for more than a month, even if you think nothing's changed.
