BROAD STREET CHECKERS FOR SALE
🍔 The Checkers near Broad and Government streets in Downtown Mobile is for sale — but the burgers and fries are not going anywhere.

The $993,586 asking price is for the restaurant property at 8 N. Broad St. Checkers would remain in place as the tenant.

The biggest selling point is the lease. The restaurant is operated by Checkers Drive-In Restaurants Inc., not a franchisee, giving a buyer a lease backed directly by the company.

Checkers has about 9.4 years remaining on its current lease, with two additional five-year options that could keep the restaurant there through 2045. Rent increases 10% every five years.

The absolute triple-net lease also means Checkers is responsible for property expenses and maintenance, leaving the owner to collect the rent.

The 1,223-square-foot restaurant was built in 1988 and sits on 0.68 acre with 23 parking spaces. The property is being offered at a 7% capitalization rate.

The corner sees plenty of traffic. More than 22,000 vehicles travel North Broad Street each day, while Government Street carries more than 23,000, according to the sales listing.

Vero Capital Group is marketing the property as a long-term investment at one of downtown Mobile’s busiest intersections, with easy access to Interstate 10.
