What constitutes an emergency call to your landlord?
A maintenance emergency is generally a sudden condition that presents an immediate threat to someone’s health or safety, could make the home unsafe or uninhabitable, or may cause substantial property damage if it is not addressed promptly.
🚨 Conditions that may require an emergency maintenance call include:
• Fire, smoke, sparks, exposed electrical wiring, or a burning smell
• A suspected gas leak or carbon-monoxide alarm
• A major, uncontrolled water leak or active flooding
• Sewage backing up into the home
• Complete loss of electricity when the problem appears limited to the rental property
• Loss of heat during dangerously cold weather
• Failure of the air-conditioning system during extreme heat, especially when it creates a health or safety risk for an occupant
• A broken exterior door, lock, or window that prevents the home from being reasonably secured
• A ceiling collapse or other serious structural hazard
• Any other condition presenting an immediate threat to health, safety, or the property
📞 Call 911 first for a fire, suspected gas leak, medical emergency, crime in progress, or any immediate threat to life. Leave the property when necessary and contact your landlord or property manager once you are in a safe location.
đź”§ Problems that generally may be reported through the regular maintenance process include:
• A dripping faucet
• A single clogged sink or toilet when another working fixture is available
• A broken dishwasher or garbage disposal
• A burned-out lightbulb
• Minor cosmetic damage
• A nonworking refrigerator that does not present an immediate health or safety risk
• An air-conditioning problem during mild weather that does not create an immediate health or safety concern
***The circumstances matter***
For example, a refrigerator failure may become urgent if temperature-sensitive medication is stored inside.
An air-conditioning failure may become an emergency during extreme heat or when an occupant has a disability or medical condition that increases the risk of heat-related illness.
When reporting an emergency:
• Follow the emergency-reporting instructions in your lease or given to you by your landloard.
• Explain exactly what happened and where it is occurring.
• Send photographs or video when it is safe to do so.
• Take reasonable steps to prevent additional damage, such as shutting off a water valve—but only when you know how and can do so safely.
• Never attempt a dangerous electrical, plumbing, gas, or structural repair yourself.
Tenants should report repair problems promptly, preferably in writing when circumstances permit. Emergency requests and repair policies should be handled consistently and without discrimination.
