Fall trends 2026, but make it real estate

A few things I’m seeing and talking about right now:

Pricing your home strategically, even if that means coming in under possible appraised value.

Millennial gray taking a back seat to warmer, softer, more inviting spaces.

And buyers asking for closing cost credits when the situation makes sense.

Real estate shifts. Buyer preferences shift. Strategy should shift too.

That’s why I’m always paying attention to what’s changing instead of doing things the same way just because that’s how they’ve always been done.

Trying to buy a house without the right guide?

Some houses are memorable because they’ve been completely updated.

This one is memorable because it has just the right mix of updated + original 1940 charm ✨

👋 If we haven’t met, I’m Jaci. I’m a Realtor serving Modesto, Stanislaus County, and the greater 209, and I’m a big believer that the best houses are not always the ones with every ounce of personality remodeled out of them.

Here’s what stood out to me in this one:

👉 Updated kitchen
👉 Family room looking straight out to the pool
👉 Primary bedroom with its own backyard view
👉 Original 1940s pink hall bathroom that I would personally beg someone not to touch 💗

The individual features are great, but what makes this house work is how everything feels together.

The indoor spaces connect naturally to the backyard, the layout feels easy, and the original details give it personality instead of making it feel like every other house you’ve already scrolled past online.

Welcome back to Back to School Basics: Real Estate 101.

Today’s lesson, inspections.

Here’s the part sellers usually do not think about.

Do you want to find out what is wrong with your home before a buyer does?

Because that timing matters.

When we know more about your home before it hits the market, we can make smarter decisions about preparation, pricing, and negotiation.

That does not mean fixing every little thing.

It means having information early enough to create a plan instead of reacting later.

And that is a big part of how I approach selling.

Prep your home.

Price your home.

Market your home.

Negotiate your home.

Because selling a home takes more than a sign in the yard.

It takes strategy.

And yes, I’m thinking several steps ahead before we ever go live.

Two sips in and suddenly it’s…

“Wait, I have an idea.”

But truly, this is one of my favorite parts of real estate.

Every client is different. Every home is different. Every move comes with its own goals, questions, challenges, and priorities.

So I don’t want to hand everyone the exact same plan.

I love sitting down, figuring out what matters most to you, and coming up with a strategy that actually fits your situation.

Sometimes that means finding a creative way forward.

Sometimes it means slowing things down.

Sometimes it means changing the plan completely.

And yes, there’s usually coffee or matcha involved. 😆

I genuinely love what I get to do every day, helping people make big real estate decisions with a plan that feels like it was made for them.

Because it was.

Welcome back to Back to School Basics: Real Estate 101.

Today’s lesson, you don’t live in your home the same way you sell your home.

Staging is part of that.

Sometimes that means bringing in professional staging after the home is empty. Other times, it means working with what you already have, rearranging furniture, packing up some of the extras, and removing personal items so buyers can picture themselves living there.

The goal is to help your house feel like home to the people walking through it.

And staging is just one piece of the plan.

My marketing strategy starts before your home ever hits the market. I’m helping you prep your home, price your home, market your home, and negotiate your home.

Because selling takes more than putting a sign in the yard.

It takes strategy.

Meanwhile, real estate has me juggling showings, contracts, inspections, negotiations, phone calls, texts, deadlines, and approximately 47 things that all need attention at the exact same time. 😆

Some days are calm.

Some days are absolutely not.

And somehow, I still love it.

Real estate life can be a little crazy, but getting to help people through some of their biggest decisions makes all of it worth it.

So yes, I’m managing it.

But seriously though, my stats are pretty clear. More often than not, my sellers sell for more than what the Zestimate says.

And that is exactly why I do not believe an online estimate should be the thing deciding what your home is worth.

A Zestimate can be a starting point, but it cannot walk through your home, see the condition, understand the upgrades, read buyer response, or build a pricing and marketing strategy around your specific property.

That is where strategy matters.

Pricing matters.

Marketing matters.

Negotiation matters.

And who you work with matters.

Zillow is fun. I get it.

You can scroll houses from the couch, save your favorites, check out neighborhoods, and suddenly convince yourself you need a completely different kitchen.

But when you are actually getting ready to buy or sell a home, Zillow should be a tool, not the algorithm choosing your Realtor.

Because who you work with matters.

When you submit your information through a real estate website, you may be connected with an agent you did not personally choose. That agent might be wonderful. They also might not be the right fit for you.

And for something as important as buying or selling a home, I think you deserve to make that decision for yourself.

Interview Realtors.

Ask how they communicate.

Ask how they guide their clients.

Ask about their strategy.

Ask what working together actually looks like.

You are not being difficult. You are choosing the person who may be guiding you through one of the biggest financial decisions you make.
