Here is what day one of a roof replacement actually looks like, because almost nobody tells you before you sign. The crew shows up in the morning. Tarps and plywood go down over the landscaping, the AC unit and the driveway before a single shingle moves. Tear off starts on the side away from your front door. It is loud, it is dusty for a few hours, and yes, there will be a dumpster in your driveway. Most single family homes wrap the same day. Asking questions before you commit costs nothing.

π One roof detail homeowners often overlook: flashing
When people look at a roof, they usually notice the shingles first.
But flashing is another important part of the roof system.
Flashing helps direct water away from areas where the roof meets other structures β such as:
β’ Chimneys
β’ Roof valleys
β’ Skylights
β’ Plumbing penetrations
β’ Walls and other roof intersections
Georgia's fall maintenance guidance specifically recommends checking flashing as part of a seasonal roof evaluation.
So when you're looking at your roof this fall, don't just ask:
βDo my shingles look okay?β
Ask:
βWhat is happening around the places where my roof meets something else?β
Those details matter.

π Summer is behind us. Fall is the time to look ahead!
Your roof has spent months dealing with Georgia heat, humidity, rain and summer storms.
Now that cooler, drier weather is settling in, it's a natural time to think about the condition of the roof before the next season puts it to the test.
Not every roof needs a replacement.
But knowing what condition it's in can help you make informed decisions about maintenance, repairs or future work.
A new season is a good reason to look up!

Monroe, "it is just a small leak" is the most expensive sentence in this business. We are not laughing at anybody, we have all said a version of it about something in our own house. But if you have said it out loud more than twice about the same spot, that is your roof asking for five minutes of attention.

βοΈ Your roof just made it through another Georgia summer.
Months of heat, humidity, heavy rain and thunderstorms can put a lot of stress on a roofing system.
Now that we're getting those cooler fall days, it's a good time to think about what your roof has been through before the seasons change again.
Not every issue will be obvious from the ground β and not every roof needs to be replaced.
Sometimes the right next step is simply understanding the condition of what you already have.
π Summer is ending. Fall is a good time to look ahead.

Most fall roof advice online was written for places that get snow, so here is the version that actually applies here. First, the pines and oaks start dropping in the next few weeks, and packed gutters are the number one reason water backs up under the shingle edge instead of running off it. Second, look at your attic vents and make sure nothing is blocking them. A whole summer of heat and humidity is hard on ventilation, and it usually shows up as an upstairs that never quite cools down. Both are cheap to catch now.

π Roofing terms homeowners should know: Flashing
You may have heard a roofer mention flashing, but what exactly is it?
Flashing is material installed around areas where the roof meets another surface or where water could potentially enter β such as:
πΉ Chimneys
πΉ Vents
πΉ Skylights
πΉ Roof-to-wall connections
πΉ Other roof penetrations
Its job is simple but important: help direct water away from vulnerable areas.
If flashing becomes damaged, loose, or improperly sealed, water can find a way into places it shouldn't.
Knowing what the different parts of your roof actually do can make it easier to recognize when something needs attention.

Monroe, "how old is your roof?" is the first question everybody asks, and on its own it is close to useless. We have walked 12 year old roofs that were finished and 22 year old roofs with years left. What actually decides it: which direction the slope faces, how well the attic breathes, how the flashing was installed, how much shade the house gets, and what the last repair looked like. Age is one line on a five line list. If yours is on your mind, we will tell you where it really stands.

Go look in your gutters. If you see what looks like coarse black sand, that is granule loss. Those granules are the shingle's sunscreen, and after a full summer of direct sun they start letting go. A little is normal and always has been. A lot of it, especially piled up under one section, usually means that slope is further along than the rest of the roof. It does not automatically mean replacement. It does mean it is worth a look. Free inspection, no pressure.
