Pool deck details decide whether a rendering reads as real to a renter scrolling a leasing site. On this multifamily clubhouse and lap pool, the edit notes came straight from the approved pool package: black lane lines between the 2 lap lanes and the play zone, a shallow shelf in a lighter blue, and raised planters brought down to deck level for code.
That same level of detail ran through 3 model unit VR tours plus the leasing center, cyber cafe, fitness center and dog park. The moment we still talk about came early, when the first exterior draft showed a lighter body color than planned and the paint spec changed to match it.
The tours were live on the property website about 2 years before the grand opening.

A for-rent townhome is sold on the feeling of having your own place, so the exterior rendering has to look like somewhere you'd pull into after work.
On this build-to-rent townhome community, the client approved the daytime exterior and asked us in the same breath to render it at sunset. The dusk version came back within a week and earned a glowing reply. Earlier in the process, we tested 2 landscape styles on the same townhome so the team could choose the planting that fit.

Townhome renderings for rental communities do their best work at street level, where a future resident can picture the walk from the curb to their own door.
For this multifamily community our team rendered the townhome row from two angles, the fronts head on and a longer view down the block. The client's marketing team ran the drafts past their creative director, then looped the finished stills in their leasing trailer while the full animation was still in production.

Senior living 3D floor plans that match the apartment a resident will actually move into.
For this community, every layout was built from the operator's own finish workbook and photos of the real units. After the first review the laminate was carried into the living spaces and the bathroom floor switched to small square tile, matched from a single photo they sent.
A year later they came back for six more floor plans and asked for the same look as the first five, upscaled for print. Eleven plans across two projects, and the set reads as one.

A kitchen rendering for a build-to-rent home isn't built from the prettiest reference photo. It's built from what actually ships.
For one recent project, the inspiration image showed upgraded appliances and a statement vent hood; the actual spec called for standard appliances instead. The rendering followed the spec, not the photo, because a renter who tours the model and then moves into their own unit should see the same kitchen twice.

Pre-construction 3D renderings for apartment communities do the most work when they cover the spaces a leasing tour would stop at anyway.
Which spaces those are is the developer's call. Here two got circled on the site plan before anything was modeled, a sky lounge facing the tree line and the clubhouse patio one level up over the pool, and the still package was built out from there.
Lobby, entertainment kitchen, clubhouse exterior and pool deck, each delivered in three resolutions.

Independent living, assisted living and memory care, all previewed before opening day.
This senior living animation walks the lobby, pool deck, dining and bistro, theater, fitness center, yoga studio, salon and furnished model units, with the sales center opening as the deadline. Every furnishing came from the design team's approved FF&E package rather than a generic library, so what families saw on screen matched what actually got installed.

Student housing 3D renderings for a four-bedroom townhome near campus.The virtual tour came first. A walkable 360 of one full townhome, plus an aerial 360 of the property with hotspots pointed at campus and the places students actually go.
Then the leasing team asked for marketing stills and floor plan images for the website. Both came out of the same model that built the tour. A bed space on the garage level, another on the third floor opening onto a balcony, and a 3D floor plan for every level.
One model, three sets of deliverables.
