What happens to your house in Florida if you die?
Iām the eldest of five, not to say that I'd be responsible for dealing with my motherās estate.
But I'd definitely like to have a plan!
I just learned what happens to my momās house if thereās no estate plan.
And I canāt stop thinking about it.
Every one of us would own it equally.
Any one of us could move in.
Every one of us would owe the property taxes, whether we live there or not.
And if we canāt agree?
Property taxes do not get paid.
Then we have a problem.
Then the courts could force a sale.
A forced sale doesnāt go for market value.
It goes cheap, usually 40-50% of the value

Day 3 of 100. Iāve watched Naples homeowners spend big on renovations that buyers didnāt want to pay for.
The work wasnāt bad. It just wasnāt what the next buyer was looking for.
Hereās what Iād think twice about:
Turning the garage into living space.
In Naples, buyers want a garage for storage, golf carts, and somewhere to put the patio furniture before a storm.
Removing the only bathtub.
Families with little ones still want at least one.
Filling in the pool.
A lot of Naples buyers are looking for one. Take it out and you may shrink your buyer pool.
Going super modern. This is A big one!
What Iām seeing on my own listings is that most buyers here lean traditional or transitional.
Over-renovating for the neighborhood.
A $100K kitchen doesnāt add $100K to your sale price.
Skipping permits.
Unpermitted work, including an enclosed lanai, can cause problems with inspections, insurance, appraisals, and financing.
Before you spend thousands, ask whether the next buyer will pay for it.

Iāve lived in Naples for over 30 years, and I help people buy, sell, and move here (and sometimes move away).

Pricing your Naples home like itās 2022 goes about the same way.
Naples home prices, Collier County property values, and mortgage rates are all shifting right now, and if youāre selling, this matters.
This week I lost a listing.
The seller wanted to list $75K to $100K above what the comps showed. I ran the numbers.
I did the math. I showed them exactly where buyers are right now. Another agent gave them the higher number, and they went with that agent.
Iām okay with that. Iām not going to tell you what you want to hear just to get the listing.
If I know what that equity means for your next move, Iād rather give it to you straight the first time than hand you a number and ask you to lower it three weeks later.
Hereās what Iām seeing. Collier County market values dropped about 3.2% this year, the first decline in roughly a decade.
Mortgage rates are back over 7%, so buyers are doing the math on every payment.
And taxable values actually went up, so your homeās value can dip while your tax bill doesnāt.
The Naples homes that sell are priced for todayās buyer.
The ones sitting are priced off a 2022 memory.
Under promise. Over deliver. Thatās how I work.
None of us has a crystal ball, but the data gets us pretty close.

Iāve worked with several Naples sellers this year who sold and moved out of state.
Not because Naples let them down.
You can live in paradise and still want to leave. Both can be true at the same time.
What made the difference for them wasnāt whether they should have sold.
It was whether they knew where they were going before they did.
Thatās the biggest thing Iāve learned watching this happen twice this year.
Itās exactly why I built the Naples Exit Plan around the destination first: know the neighborhood, know your real reason for leaving, and donāt rush any of it.
That means going and living a regular Tuesday there before you commit, not a weekend trip.
The actual grocery store. The actual drive to work. The people youād run into every week.
Thatās what tells you if youāll be happy, not how it looks on vacation.
If youāve lived in Naples a while, leaving will be a culture shock too.
Naples really is its own little bubble.
