If you're adding an electric vehicle, a heat pump, or anything else with a big electrical draw, your panel decides whether the house keeps up with it.

This matters more every single year, because homes keep adding bigger electrical demand.

Think about what one EV charger asks for. That's a dedicated 240 volt, 50 amp circuit run out to the garage, and it's only one of the things a modern house is running.

Now here's the problem. The old dumb panel has no idea what's happening on it. It sends power out, and that's all it knows.

A smart panel with power monitoring tells you what every circuit is actually doing and using, and it lets you manage the load across the whole house.

Let me put it this way. It's the brain that keeps a modern electrical house from tripping all over itself.

And you have to look at it through both lenses. You might not have an electric vehicle today, but the person who buys your house might, and that buyer will pay more for a house that's already wired for it.

After 500 builds, a smart panel is one of the 10 features I'd put in every home, and like the rest of them, it gets decided while the walls are open and the electrician is already there.

So before your electrician sets the panel, ask what this house is going to be running in the years ahead, and pick the panel for that house.

If you want a living room where the TV disappears and there isn't a wire in sight, that room gets decided at framing, long before you pick a single finish.

This is the direction luxury homes are going. I'm talking about TVs that disappear behind a mirror or lift up out of a cabinet, flush mount speakers, no visible wires, and no cluster of control panels on the wall.

The idea is a calm room where the tech serves the space instead of fighting with it.

And here's the kicker. Every bit of it gets planned at framing, and there are three pieces to it.

The first is backing, which is the solid blocking that goes between the studs so there's something to mount to. The second is the wiring, with power and data run to the exact spot the screen is going. The third is the cabinet detail, because a TV that lifts out of a cabinet needs a cabinet built around it.

None of those three can be added from the finished side of the wall. You can't hide a TV in a wall that's already closed up.

I get it. Framing feels too early to be thinking about a TV.

But you can choose the actual TV later. The space it hides in has to exist first.

So if clean, quiet rooms matter to you, tell your builder and your cabinet maker what you want hidden before the walls close, and let them work backward from there.

If you want music in every room of your house, the time to decide is before the drywall goes up, because after that it means cutting into finished ceilings.

I see this one all the time. People spend a fortune on the house, and then they're running a party off a little Bluetooth speaker on the kitchen counter.

Flush speakers wired into the ceiling beat that speaker on the counter every time. The music fills the house instead of coming from one corner of one room.

Here's the thing. Most smart home stuff you can add anytime, with a plug here and an app there. Real audio isn't in that group, because the wire has to run through the walls and ceilings to every spot where a speaker is going.

While the framing is open, that's a simple job. The wire gets run, and the drywall goes up right over it.

Once the drywall is up, the same job means opening finished ceilings and then patching and painting them.

So if you want that music to fill the house, it's a decision you make at the planning stage or at framing.

And you don't have to buy the whole system on day one. If the wiring is in, it's sitting there for when you're ready.

After 500 builds, it's one of the 10 smart home features I'd wire into every home.

Put it on the plan before framing wraps up, even if music is the last thing on your mind right now.
