This home is a heartbreaker in more ways than one, sitting right on Heartbreak Hill, along the Boston Marathon route, across from Brae Burn Country Club.

The brick and limestone exterior nods to the historic character of Commonwealth Ave, but everything past the front door is built for now. A wide-open kitchen, breakfast nook, and family room flow into one another with no walls in the way. Off the kitchen, a voluminous walk-in pantry on one side, a fully stocked wet bar on the other, built for actual hosting, not just photos.

Upstairs, a switchback staircase rises under floor-to-ceiling raised paneling. The primary suite gets its own balcony, a private hallway, and a bath with heated floors, a double marble vanity, and a soaking tub big enough to make the rest of the room look small.

What makes someone build a company again after they’ve already had the exit?

In Episode 3 of the Permit To Build Podcast, Gene sits down with Adam Patti, Co-Founder & CEO of VistaShares, to talk about building companies, taking risks, spotting opportunities early, and what it really takes to start over.

Adam previously built IndexIQ to $4B+ in assets under management before its acquisition by New York Life.

Now, he’s doing it again.

No trip to the basement for this one. Tucked into its own nook between the kitchen and dining room, this w**e wall turns the passthrough into the best-looking part of the walk.

Floor-to-ceiling glass doors open on a 9-foot bar wall built to hold 74 bottles, 32 on modular w**e pegs up top, 42 more in the slotted cabinet below, all lit by LED strips built into the shelving. Right beside it, a marble prep counter makes chilling and pouring as easy as reaching for it.

Careful planning, intentional design, and expert craftsmanship come together in this exceptional Wellesley home. Designed to feel equally at home through every season, each space carries its own character while remaining connected to the home as a whole.

Throughout the first floor, distinct colors and materials give each room its own voice. The open floor plan featuring the kitchen, breakfast nook, and family room create the heart of the home, while a double-arched wet bar leads into the elegant dining room, positioned across the main foyer from the library. Every room was designed with purpose, creating a natural sense of flow from one space to the next.

A grand, towering staircase leads to the second floor and opens to a private book nook with its own secluded balcony. Beyond it sits the stately primary suite, featuring an extended barrel-vaulted ceiling, custom chandelier, and his-and-hers walk-in dressing rooms.

The primary bath continues the same sense of quiet luxury, with a palatial walk-in shower, split marble vanities, and a freestanding soaking tub anchoring the space.

Set on a highly sought-after private road in Wellesley, this home offers the rare combination of scale, privacy, and thoughtful design.

From the grand front entrance to the quiet, serene backyard oasis, this home gives the cozy-but-vast feel of a luxury super cabin in Aspen, Colorado, while still delivering the function and charm of a New England home in Needham, Massachusetts.

Anchored at the end of a private lane in the heart of Needham, this home stands apart. Burgundy shingle siding are given depth by natural stonework, grounded with white and black accents. It fits perfectly into its wooded surroundings, adding to the cabin feel, but it’s only 8 minutes from Needham town center.

A U-shaped driveway with a welcoming stone entrance greets you before you even reach the front door. A grand, multi-gabled facade flows with ease from one side of the property to the extensive 3-car garage.

The front yard is for the town to see, the backyard is your own private resort. A covered patio wraps around back beneath a vaulted ceiling, with plenty of space for family, friends, and guests. A large custom stone fireplace for those cool fall nights, and a full built-in outdoor kitchen means nobody’s stuck choosing between the grill and the pizza oven.

…And of course, the automatic doggy door means the family pet won’t miss out on any of it either.

I’m not a doctor. I’m not saving lives. But in this case, I literally changed her life.

On the latest episode of The Permit To Build Podcast, Gene sits down with Greg Giokas (Greg Giokas Senior Loan Officer NMLS #441885), Senior Loan Officer at Guild Mortgage, who shares the story of a single mom left scrambling — living in a hotel with her kids after her financing fell through at the worst possible moment.

This is one of those episodes you don’t want the clip version of. The full conversation is live on YouTube now, search The Permit To Build Podcast, or hit the link in bio.
