Reserve studies used to be the line boards negotiated last. Florida ended that sequence. For budgets adopted on or after December 31, 2024, owners in associations that need a structural integrity reserve study can no longer vote to underfund the components it covers. And the compliance date for unit-owner-controlled associations that existed on or before July 1, 2022 was December 31, 2025, so the 2027 budget is the first one adopted after it.
Association Reserves' April 2026 data puts roughly three in four of its client associations below the 70% funded mark, with 34% in the band where the firm says special assessments are highly likely.

It’s hard to believe that today marks 25 years since the devastating attacks on New York City. As we reflect on this day and the years that have passed, we remember those who lost their lives and the families who have carried that loss forward. We honor the first responders and all those who served, and we recognize the extraordinary resilience our city has shown in the years since.
New York City is where our company began, where we are headquartered, and where many of our teammates, customers, and partners call home. The loss of that day remains with us. But so does the extraordinary spirit of this city: its compassion, courage, and determination to rebuild, come together, and keep moving forward.
