Getting ready to sell does not automatically mean taking on a major renovation. In many homes, smaller improvements can make the space feel cleaner, brighter, and more inviting.

Start with details buyers tend to notice quickly: fresh paint where needed, clean flooring, updated lighting, tidy landscaping, repaired hardware, and uncluttered rooms. Even something as simple as replacing worn cabinet handles or refreshing the front entrance can help create a more polished first impression.

Before investing in a large project, I recommend considering which improvements actually make sense for your home and current market.

What Higher Mortgage Rates Mean for Home Sellers 10/01/2026

Higher mortgage rates are making buyers more cost-conscious. Builders know that, and many are responding with reduced rate, closing-cost help, price reductions, and other incentives.
If you're thinking about selling, let's look at what buyers are getting from other homes in our area – including new construction – and make sure your house is positioned to compete.

What Higher Mortgage Rates Mean for Home Sellers Higher mortgage rates don't just affect buyers. They can change what it takes to sell your house, too.

A beautiful kitchen or freshly painted living room can make a strong first impression, but I always encourage buyers to look beyond what catches the eye first.

Pay attention to the condition of the roof, HVAC system, plumbing, electrical systems, windows, and other major components. I also recommend thinking about how the home fits your everyday needs. Consider the storage, natural light, room flow, outdoor areas, and whether the layout can adapt as your lifestyle changes.

The goal is not simply to find a home that looks good today. It is to find one that makes sense for the way you want to live.

Hoping for (or Dreading) a Housing Crash? The Experts Just Weighed In. 09/30/2026

Whether you're bracing for a crash or hoping for one, the verdict is the same – prices are still expected to rise, not fall. Let's talk about what that means for your market and your plans.

Hoping for (or Dreading) a Housing Crash? The Experts Just Weighed In. Half the buyers out there are scared home prices are about to crash. The other half are hoping they will.

Listing photos are designed to help a home make a strong first impression, but they cannot tell you everything about how the property actually feels. I use photos to decide what deserves a closer look, not as a substitute for the showing.

In person, I pay attention to scale, natural light, noise, transitions between rooms, storage depth and the condition of details that may not appear in the marketing images.

A wide angle photo can make a room easier to understand, but your own eyes tell you whether the furniture fits. Bright editing can make a space look inviting, but a showing tells you how much natural light is really there.

The best home search uses both: strong online research and careful in person observation.

House hunting? You've got more homes to choose from than you've had in years. Right now, the number of homes for sale is the highest it's been since 2019. That's basically back to back to pre-pandemic normal – so there's more to pick from, and it's easier to find one that fits your budget. So, when you’re ready, let’s find your home and negotiate a deal you'll feel good about.

It is easy to reduce a real estate decision to one headline number, but the strongest deal is usually the one that works as a complete package. Timing, certainty, inspection comfort, financing, move logistics and flexibility can all shape how an offer feels to the people involved.

For buyers, I would ask whether the terms still leave enough room to make a thoughtful decision and complete the necessary due diligence.

For sellers, I would look beyond the first line and consider how cleanly the offer fits the move that needs to happen next.

Real estate negotiations are partly financial and partly human. Understanding the priorities on both sides can create better options than assuming everyone values the same thing.

I focus on the full structure of the deal, not just the part that gets the biggest headline.
