If you're hoping to be settled before the new school year, summer is your window β and the calendar moves faster than most families expect. π¦ β£
β£
A rough timeline that keeps things low-stress: β£
β£
- Nowβearly summer: Get pre-approved and start touring. Knowing your budget first makes every other step easier. β£
- Mid-summer: Have your offer in and inspection done. Closings often take 30β45 days, so this is the sweet spot for an August move. β£
- Late summer: Closing, movers, utilities, and address changes β with a little breathing room before the first day of school. β£
β£
The families who start early get the most choice and the least stress. Leaving it to the last minute usually means rushing the biggest decision of the year. β£

Summer edition π Would you ratherβ¦ β£
β£
π
°οΈ A home WITH a pool β instant staycation, great for entertaining, but more maintenance, insurance, and cost. β£
β£
π
±οΈ A home WITHOUT a pool β lower upkeep, more usable yard, and budget freed up for other priorities. β£
β£
There's no wrong answer β it comes down to how you'd actually live in space. A pool is a dream for one family and a deal-breaker for another (and it doesn't always add the resale value people expect). β£

When the temperature climbs, so do your utility bills β but a few small moves now can keep your home comfortable and your costs down all summer. βοΈ β£
β£
A handful of things make the biggest difference: β£
- Change your AC filter and book a quick tune-up β a clean system runs cheaper and lasts longer. β£
- Run ceiling fans counter-clockwise so you can nudge the thermostat up a couple degrees without noticing. β£
- Seal the easy leaks β weatherstrip doors and add a door sweep so you're not cooling the outdoors. β£
- Close blinds on the sunny side during the day; it's a free way to cut the heat load. β£
β£
None of these take much time or money, but together they can save a real amount off your summer bills β and they keep big systems like your AC healthier for the long run. β£

The simplest ask in any home purchase is also the one buyers forget most: what physically stays with the house? π‘ β£
β£
A lot is negotiable β appliances, window treatments, the mounted TVs, the washer and dryer, sometimes even furniture. The law draws a line between fixtures (generally included) and personal property (generally not), and that line is exactly where a quick ask can pay off. β£
β£
One rule above all: get every extra written into the contract. A friendly "sure, we'll leave the fridge" means nothing if it isn't on paper. And if there's something you want β ask. The worst answer you'll get is no. β£

The highest offer doesn't always win. Sometimes the most flexible one does. β³ β£
β£
To a seller, time can be worth as much as money. If they need a few extra weeks before they move, offering a rent-back can make your offer the one they accept β even over a higher bid. If they need to close fast and you can deliver, that's leverage too. β£
β£
That's the trade: give the seller the timeline they need, and you'll often get the terms you want in return β the closing date, the possession date, the contingencies, even how your earnest money is structured. None of it costs you a dollar more. β£

What if the home inspection wasn't just a hurdle to clear β but a second chance to negotiate? π β£
β£
That's exactly what it is. Almost any inspection turns up something worth addressing, and when it does, you've got options: ask the seller to make the repairs, or take a credit and handle the work yourself. The credit is often the cleaner win β you control the contractor, the timeline, and the quality. β£
β£
Focus on what actually matters β health, safety, and big-ticket systems like the roof, HVAC, and foundation β and treat the report as a planning tool, not just a bargaining chip. β£

I'm excited to share that I've officially joined eXp Realty!
This move gives me access to some incredible tools, technology, and a nationwide network of agents, allowing me to provide a great experience for my clients here in Central Illinois.
As I begin this new chapter, I want to thank everyone who has supported and encouraged me along the way. It truly means a lot.
If you happen to hear of someone who's thinking about buying or selling a home, I'd be honored if my name came to mind. I promise to take great care of them.
Here's to the future!

Here's a number most buyers don't know: about 44% of sellers recently gave buyers a concession β close to the highest share on record. π° β£
β£
A concession is money the seller credits toward your closing costs instead of cutting the price, which lowers the cash you bring on closing day. There's another lever too: a rate buydown, where the seller pays to lower your mortgage rate. Take $10,000 off the price and your payment barely moves β put that same $10,000 toward your rate and you feel it every month. β£
β£
Same money out of the seller's pocket. A much bigger result in yours. β£
