Here's what we're doing about it, our top 10 people by current number of pending and volume

Here's what this means. Even if our top agents just flat out stopped working the last quarter of the year, their families will be protected. There will be $30,000 to $70,000 in income without selling one more single house in 2026.

They've already saved Christmas and probably didn't even think about it.

How is this possible in a market that's brutally destroying agent businesses?

There are three things that we as a team have doubled down on:

First: high-quality people. We have some of the best agents being supported by some of the best leadership. These agents are skilled through and through. They believe in being learning based and providing the highest quality service

Second: high quality leads. I have worked the entire year, the ENTIRE year to generate more call-ins, come list me, I wanna work with you buying a home leads than any other team in Oakland, Wayne, Macomb, Washtenaw, and Livingston County. I am not talking about Facebook leads and pay per click.

Third: high-quality leverage. We have the best listing coordinator, and three of the best closing coordinators in all of Metro Detroit. What does this do for our agents?

One of two things, depending on their goals, they could sell more homes, or have more time with their family.

There was a point in time in recent years that this team was lacking parts of all three. Not anymore.

Why does this matter? We are set up to dominate 2027.

I'm gonna continue my focus on generating the highest quality leads for my people.

My only holdback right now is that I need more OF THE RIGHT people.

This market is only gonna get tougher. And a lot of agents are putting off the conversations that need to be had. The honest assessment that it may be time to get into business with a high functioning modern team.

On the night of June 23, 1950, Northwest Orient Flight 2501 disappeared over Lake Michigan with 58 people aboard.

The plane has never been found.

It was a DC-4 flying New York to Seattle, cruising at 3,500 feet off Benton Harbor, heading into a line of squalls. The crew asked to drop to 2,500. Denied, other traffic. That was the last transmission. No mayday.

People on shore heard engines sputter and saw a flash of light over the water.

Thirteen hours into the search, the Coast Guard cutter Woodbine found an oil slick and a field of floating debris. Luggage. Seat cushions. Human remains. Nothing heavy. For days, more of it came ashore between Benton Harbor and South Haven, and South Haven closed its beach for nine days.

The Civil Aeronautics Board never named a cause.

In 2004 the Michigan Shipwreck Research Association started looking, with novelist Clive Cussler paying more than half a million dollars for the search. Twenty years. 700 square miles. 10,000 hours. Nine shipwrecks found, none of them the plane. In June 2025, on the 75th anniversary, they stopped.

What they did find: two unmarked mass graves. One in St. Joseph in 2008, one in South Haven in 2015. Remains pulled from the lake and off the beaches, buried without the families being told. Both now have markers with all 58 names.

The lake between Ludington, Manitowoc and Benton Harbor got a name in a 1977 paperback: the Lake Michigan Triangle. Historians say there's nothing to it.

Flight 2501 doesn't need the legend. It's still down there.

Think twice before you scan a parking meter in Ann Arbor. 🚨

Ann Arbor police say fake QR code stickers have turned up on downtown meters. They're labeled "Scan to Park!" and "Park AA," they look official, and they send you to a scam site built to grab your card number.

City parking staff are walking the meters and peeling them off. One came off a meter on East William, right by Coratti's. The stickers reappear as fast as they get removed.

The tell: a real meter doesn't need a sticker. If the QR code is on a decal instead of printed into the meter or the kiosk, it's not the city's.

What to do:

Don't scan it. Pay at the kiosk, or open the official parking app you downloaded yourself from the app store.

If you already scanned one and entered a card, call your bank and watch the statement. These scams often run a small charge first, then a recurring one weeks later.

Report the sticker to Ann Arbor police so they can pull it. The AAPD front desk is (734) 794-6920.

U of M students told Channel 7 they'd never scan it. Their parents and grandparents? That's who this is built for. Send this to them.

Two new Michigan laws for renters, and I say this as a landlord: both are good. 🏠

Governor Whitmer signed them last week. Public Acts 102 and 103.

First one: every lease has to offer at least one way to pay rent with no fee. ACH, bank transfer, whatever it looks like. A lot of tenants have been paying junk fees every month just to hand over the rent. That's over, and it took effect the day she signed it.

Second one is the one people forget about. When you move out, your landlord has 30 days to get your deposit back. But you have to give a forwarding address, and a lot of tenants never do. The 30 days pass, the landlord isn't chasing anybody down, and that deposit never makes it back, even when there was zero damage to the place.

Now landlords can return deposits electronically. Direct deposit, Zelle, ACH, my choice. No more mailing a check to an address I don't have. Renters get their money back faster and without a fight.

Small stuff, easily forgotten, and I'm glad the state did it. Even as a landlord, I consider it a good thing.

Metro Detroit home sales took a beating in August. Down about 6%. The City of Detroit took a much worse one. πŸ“‰

I found that interesting, because my team, God bless them, was up 30% year over year in August. Same market, and we beat it by about 37 points.

But let's not pretend sales aren't down. They are.

What I don't think we'll see is prices falling the way they are in Orlando, Austin or Phoenix. Michigan didn't get the pandemic run-up those places did, so we don't have the same air to let out.

What we might see, city by city, is the median price take a step back. The first-time buyer range is getting more competitive, so more homes in the same city sell at lower prices. That pulls the median down without any one house losing value.

So what does it mean? Probably a slower winter. If you're selling, plan for a longer market time. We're approaching 30 days on market in Oakland, Wayne and Macomb, and about 25 in Livingston and Washtenaw. In the City of Detroit, it just hit 52 days. Patience is the game there.
