Lennox strikes again. I find this more often than not with this brand. If you have one of these, pull the top cover and see if yours has signs of mold growth. This is from the same house with two Lennox systems.
A nice lady asked me to check her attic for work that was done by a local insulation company. They charged her $9000 to have old insulation removed, the home air sealed(can lights, ducts, top plates) and 14" of insulation added back in. As you can see none of that was done. If work is being done in your attic, it's always a good idea to have the work verified it was done properly by a 3rd party inspector.

If your house has been repiped, the plumber likely left your attic in worse condition than before. This may include moved insulation or pinched HVAC ducts, as shown.(as shown). You may want to have your home inspected by a 3rd party inspector after to ensure they did not damage anything that would otherwise go unnoticed by the typical homeowner.

Many people are terrified of mold and will buy anything that claims that it will "purify" the air. You need to be careful though because not only are these things HVAC techs try and sell you generally a waste of money, some of them can also emit ozone. Ozone can be a lung irritant in higher amounts and can even be a danger to small pets. Indoor ozone can also react to common household cleaning products and produce formaldehyde. So do yourself a favor and skip the $1000 magic air cleaner the HVAC tech tries to sell you and just get a few hepa filters and place them around the home.

To my future clients. Insurance requires photos of all shutoff valves for a 4 point so please relocate Billy B**g Thornton to another part of the house prior to inspection.

Found another over heated breaker today. Loose connections equals increased resistance which creates heat. This breaker will need to be replaced.

Keep the good reviews coming!
If you are looking at an older home, watch for pipes sticking out of the ground near the foundation. This could mean there is a buried oil tank on the property. Having these old tanks removed can get expensive if you are required to. If you are buying a home with one you may want to contact your local building department to see what is required.
If your a/c seems to be working fine but your house isn't cooling you may want to check your ductwork!
