The Orange Blossom Trail Development Board, Inc. was created in 1984 to focus solely on the specific needs of the community along the South OBT corridor.

The mission of the OBT Development Board is to revitalize the OBT corridor from W Colonial to the Beachline (N to S) and from Rio Grande to Westmoreland (W to E).

Ten years of growth in two.

That's the math at Ivanhoe Park Brewing Company thanks to the CRA grant. A timeline that should have taken a decade got compressed into 24 months, and the proof shows up in three places.

Education. B**r tours, tastings, kitchen community programs, and a partnership in motion with Valencia College, all designed to bring tourist traffic into the corridor and put real curriculum behind craft b**r.

Capacity. Quarterly b**r-and-wine pairing dinners. Contracts with Trader Joe's, Kobe steakhouse, Universal, and Epcot Q4 events. Hires that would have taken years to justify, brought on faster.

Expansion. A portion of the grant is funding the start of on-site distilling, opening a whole new product category in the next year.

A Community Redevelopment Area doesn't add growth. It removes the friction that slows growth down. When you take years off a small business's runway, the corridor itself moves faster.

To the community: the place pouring your b**r is also training your future workforce. To investors and stakeholders: time is the most expensive line item on a small business's balance sheet. The CRA buys it back. To anyone still asking what the OBT CRA is "for": this. It's for this.

Owner-to-owner testimonial doesn't get more direct than this.

"If another business owner is on the fence about applying for the CRA grant, I would tell them to go for it."

That's the whole pitch. From someone who's been through it.

Engineering plans. Architectural drawings. Property redevelopment. Moving costs. The CRA grant covered the friction that usually kills momentum for small businesses trying to grow. It eased the stress. It accelerated the timeline. It made yes possible where the spreadsheet was leaning toward no.

If you're a small business owner on the Orange Blossom Trail and you're still wondering whether the CRA Business Development Grant is worth applying for, you don't need a brochure. You need this guy.

To the community: you already know an owner who needs to see this. To investors and stakeholders: the case for the CRA isn't being made by bureaucrats. It's being made by the people running businesses on the corridor. To anyone in office still weighing the program: the operators voted yes a long time ago.

There's a reason the lot down the street has been empty for 15 years.

Or the warehouse with the busted windows. Or the storefront with the faded "for lease" sign. It's not laziness or neglect. It's math.

"These processes take years and a lot of money, and a lot of times it doesn't make financial sense to redevelop them to today's code without the help of funds like the CRA Grant."

That's the owner of an Orlando manufacturing operation explaining what most people miss about blight. Buildings stay broken because fixing them up to code costs more than the property is worth. That's where the CRA changes the equation. It pays to bring vacant property back online. It rewards owners who hire local. It turns "abandoned" into "operating." And in this case, it's funding a CNC shop that plans to train entry-level operators from the surrounding community, no traditional credentials required.

To the community: the next job at this company is one of yours. To investors and stakeholders: this is how a corridor stops bleeding inventory. To anyone questioning whether the OBT CRA earns its keep: drive past a vacant lot and ask yourself why it's still vacant. Now drive past one that isn't.

He didn't find the CRA grant on a flyer or a billboard. A client told him about it.

After months of permit frustration on the property he was trying to move into, after roadblock on top of roadblock, a client mentioned the CRA Business Development Grant and told him to research the area he was sitting in. He googled it. Turns out he was inside a CRA zone the whole time.

That's worth sitting with. The business owners who need this program most are often the ones who don't know it exists. Awareness is a feature of the program, not an afterthought.

The funds are now going exactly where they should. Property improvements. Building Department code compliance. The precise gap that turns a frustrating purchase into an operating business.

To the community: tell every owner you know on this corridor. The grant is real, and it's working. To investors and stakeholders: there are still small businesses sitting on properties they can't activate without help. The pipeline isn't dry. It's underpublicized. To the OBT Development Board: the testimonials are doing your marketing for you.

Twenty years ago, his father-in-law opened a plywood shop. Today, that same business is opening a boutique showroom in a corridor it had never set foot in.

Plywood Express is what a generational business looks like when it's given the runway to evolve. The current owner came out of a multinational tech background, stepped in with his wife after his father-in-law retired 15 years ago, and saw the potential most people walk past: a family business doesn't have to stay small to stay personal.

The CRA program gave them an 8 to 12 month window to do three things at once.

Exterior: lighting, cameras, curb presence. Interior: a boutique-style showroom and office that doesn't look anything like a lumber yard. Marketing: the visibility a 20-year-old business never had time to build for itself.

That's what a Community Redevelopment Area does when it's implemented right. It puts capital back in the hands of the families who built this corridor and gives them the tools to compete in 2026 without selling the company to do it.

To the community along OBT: your legacy businesses are staying, not leaving. To investors and stakeholders: this is what reinvestment in proven local operators looks like. To anyone watching this corridor change: the change is being led by the people who've been here the whole time.
