Dirtwork is where a build gets decided long before anything looks like a house. Grading sets how the home sits on the lot, where water goes, and which views the finished structure will actually hold. Get it wrong and every decision downstream is working against it.

None of this shows up in the finished home, which is part of why it gets rushed on a lot of projects. We take the time here because the pad is what everything else is measured from. We're excited to see this home come to life!

The bar is one of the most-used spaces in a home built for entertaining, and it should be designed accordingly. Across our portfolio, the approach shifts to match the home, but the fundamentals stay the same. A good bar needs proper storage for spirits and glassware, a sink for ice and prep, refrigeration for what gets used most, and a layout that lets one person serve a room without crossing anyone's path. Beyond that, it should reflect how the homeowner actually entertains, whether that's a quiet built-in tucked into a lounge or a dedicated room that feels like a destination at night. A well-executed bar changes the rhythm of a home and turns hosting into something the homeowner looks forward to.

The primary bathroom at this Paradise Valley project balances form and function in the materials and millwork. Cerused white oak vanities anchor the space, with antique brass hardware and polished nickel fixtures introducing a mix of warm and cool metals that keeps the room from feeling monolithic. A freestanding soaking tub sits beneath a window framing the landscape beyond, with a vintage-style telephone faucet adding a layer of detail that a simpler fixture would have missed. The black six-panel door and matching window frames give the lighter palette structure and weight. A dedicated vanity area extends the millwork into a functional space for daily routines, separate from the sink runs. Bathrooms get used every day, and the materials should hold up to that while still feeling considered.

The kitchen at our Rancho project leans into the Spanish character of the home. A blackened steel range hood anchors the cook wall and plays against the white inset cabinetry and fishscale tile detail behind the Wolf range. Subway tile fills in around the perimeter, and the checkerboard tile floor in soft blue and white grounds the whole room with a bit of personality. Glass-front uppers display silver and ceramics rather than hiding everything behind solid doors. The corner sink runs into a steel-framed window that opens to the courtyard, pulling the same architectural language from the exterior into the working part of the kitchen. A more contemporary kitchen would have looked out of place in a home like this. The materials match the architecture, and the kitchen reads as part of the original house rather than an addition to it.

A well-designed prep kitchen changes how the main kitchen functions, from quiet weeknights to full dinner parties. Across our portfolio, the finishes vary but the intent stays the same: the heavy lifting of cooking and entertaining happens out of sight, so the main kitchen stays clean and ready for guests. A good prep kitchen needs a second sink, dedicated counter space, storage for small appliances and overflow dishware, and a layout that supports real work. The materials shift to match each home, from walnut and marble to blackened oak, but the principle holds. A prep kitchen lets a homeowner host without the mess of hosting, and that quality of life carries through every time the home gets used.

The main living level at our Elevated Elegance project in Paradise Valley was designed around the view, and the way that view changes from day to night is part of what makes the home feel different at every hour. Pocketing glass walls open the great room directly to the patio and infinity pool, with the valley and city skyline beyond. During the day, the space reads as bright and open, anchored by walnut cabinetry, a marble waterfall island, and a soapstone fireplace wall. As the light shifts the same room takes on a completely different character.

The guest house on this project was designed to function as the social anchor of the property. Folding glass doors on two sides open the lounge directly to the pool deck and the lawn beyond, so the room reads as covered patio when the weather is right and as enclosed living when it isn't. Inside, a pool table, full bar, and built-in seating give the space its own identity separate from the main house. A pass-through window opens to a counter on the pool side, turning the bar into outdoor service without anyone needing to step inside.
