Sitting in the pickup line and had to share this one.
My buyers are under contract on a $368,000 house for $300,000. The sellers are foreign nationals, which triggers a federal rule called FIRPTA that usually makes the buyer withhold money for the IRS. But my buyers are first-time buyers with an FHA loan, moving in as their primary home, so once the price is under $300K, that withholding disappears.
And the comps say it might appraise for more than they’re paying. Save money, maybe make money too.

Florida is the cheapest state in the country for lifetime taxes. $509K. New Jersey is $1.36M.
That gap is about $851,000 over a lifetime. In Kendall, that’s a house.
Read the fine print though. The study assumes a 45-year career, flat tax rates the whole way, and homeownership starting at 40. It also leaves out the number that surprises people who move here: insurance.
No state income tax is real money. It just isn’t the whole math.

First time buyers just hit 35% of all home sales, the highest share since June 2020.
How? Inventory is up 3.3% and rates dropped to 6.44%, pushing affordability to its best level in two years. Even with the median price at a record $429,300, buyers have more leverage than they’ve had in a while.
In Kendall, that means more entry and mid level buyers are back in the market. Good news if you’re buying. Even better if you’re selling.
