2026 DJC TOP PROJECT - JOICE A. TAYLOR

It’s an honor to see four of our projects acknowledged by the Daily Journal of Commerce among Oregon’s top commercial projects this year.

We’re proud to have been part of bringing the Joice A. Taylor Building to life—expanding access to dignified, affordable housing in Portland. This 22-unit development was designed to support historically underserved residents, with a particular focus on advancing equitable housing opportunities for members of Portland’s Black community.

In partnership with the Urban League of Portland this work reflects a shared commitment to thoughtful, high-quality development that strengthens community and carries forward Joice A. Taylor’s lasting legacy.

Shortstack Milwaukie introduces 15 new homes for sale at a scale that has been rare in our communities. These 960 SF homes help address a critical need for stable, attainable homeownership opportunities.

2026 DJC TOP PROJECT - HISTORIC MILWAUKIE CITY HALL

We’re pleased to share that four of our projects have been recognized by the Daily Journal of Commerce as top commercial projects in Oregon this year.

The redevelopment of the Historic Milwaukie City Hall was a true labor of love. Seeing this beloved building thoughtfully restored and reformed—and knowing it will serve the community for another hundred years—makes all of the years of hard work worthwhile.

MIRACLE SIGN BUILDING - CANARD BEAVERTON : One of the tenants in our historic theater redevelopment is Canard, a 3,400 sq ft restaurant by the award-winning chefs behind Portland’s renowned Le Pigeon. This neo-bistro brings casual French-inspired cuisine to downtown Beaverton within a beautifully reimagined historic space. The project includes a 1,400 sq ft commercial kitchen and prep area, along with custom casework, banquette seating, and a thoughtfully designed back bar. We hope that you will visit soon!

CANARD BEAVERTON : In 2021, our clients purchased three adjoining historic buildings dating back to 1887—including the original home of Beaverton’s first doctor and the iconic Beaverton Bakery, which served the community for 93 years.

In collaboration with Annen Architecture, we transformed the original theater building—a 5,000 sq ft gem—bringing modern upgrades while preserving its historic character. Structural improvements, new circulation, updated MEP systems, and a restored movie marquee have revitalized the space for new tenants, Canard Beaverton and Cottage Golf, and for the broader community.

All include custom millwork and premium tile and stone installations by Ann Sacks. Some even feature in-room clawfoot tubs overlooking the nearby forest, meadows, and springs—inviting you to slow down, sink in, and let the quiet beauty of the landscape do the rest.

THE CARLY ESTATE - FERN LODGE : The kitchen stands as a cornerstone of both daily use and special occasions. Designed as a professional-grade chef’s kitchen yet blending seamlessly into the home‑like atmosphere, it functions beautifully for intimate private chef dinners or larger gatherings. It can be closed off by massive barn-style doors to create more intimate events and features adjacent hidden scullery space for service and prep. Thoughtful lighting combinations—pendants over the island, flush mounts, picture lights—bring warmth and character throughout. The kitchen’s adaptable island and cabinetry layout allow hosts to reconfigure the space for cooking classes, plated dinners, or casual meals around the table, making it a heart of hospitality that's effortlessly transformed depending on the occasion. A more informal seating nook off the kitchen and great room celebrates the Beaver State with views of one of the properties many natural springs.

THE CARLY ESTATE - FERN LODGE : From the beginning, the owners of The Carly Estate envisioned a place that would invite connection—with community, nature, and a sense of relaxed luxury. As the plans evolved, so did the solutions. Early on, we discovered the building was underbuilt and overspanned. New glass openings and doors along the south wall initially appeared to require a new steel frame. Instead, the team collaborated to develop creative structural solutions that avoided disruptive columns in the great room and kept costs in check. By reinforcing the existing structure, exposing the beams, and vaulting the ceiling, the design now defines a dining area within the great room—framed by floor-to-ceiling views of the meadow and woods beyond, and filled with natural light throughout the day.
