August is a buyer opportunity month!

Portland’s housing market is shifting — but it may not be the shift you think.

July inventory climbed to 3.3 months, giving buyers more choices and negotiating power. New listings were up 2.5% from last year, while pending sales fell 2% — a sign that buyers are being more selective.

But here’s the interesting part: prices aren’t falling. The median sale price remains $550,000 year-to-date, while closed sales are actually up 5% in 2026.

For buyers, there may be more opportunity and less competition.

For sellers, pricing, condition and presentation matter more than ever.

Every once in a while, a home comes along that reminds you just how special Mt. Tabor real estate can be.

This gorgeous grand old home on SE Scott Drive recently sold for $3 million — an impressive result, especially in a market where higher interest rates have made buyers more selective.

To me, the takeaway isn't that every home will command a premium. It's that great homes in great locations still get buyers' attention. Character, condition, location and the right presentation matter — perhaps more than ever.

Mt. Tabor continues to be one of Portland's most sought-after neighborhoods, and sales like this show that buyers will still step up when the right property comes along.
