Mortgage rates are moving, and the latest Freddie Mac weekly average for a 30-year fixed mortgage was 6.95% as of September 17.

Oil prices have also been coming down from their recent highs, with U.S. crude dropping below $100 this week.

And then there’s winter. ❄️

Maine winter has a way of making everything a little more complicated.

So if buying, selling, or making a move is somewhere on your radar, this is the time to get your plan locked in.

Not necessarily to rush into a house.

Not to grab the first thing that comes along.

And definitely not because someone told you, “NOW IS THE TIME!”

It’s time to figure out what the right situation actually looks like for YOU.

What can you comfortably afford?
What does the payment really look like?
Where do you want to be?
What are you willing to compromise on?
What problem are you actually trying to solve?

And if you’re already under contract or getting ready to buy, talk with your lender about when it makes sense to lock your rate. The right timing is personal to your loan and your situation.

Because sometimes the answer is buying.

Sometimes it’s selling first.

Sometimes it’s waiting.

And sometimes there’s a solution you haven’t even thought about yet.

🔥 HOMEOWNER SATURDAY: WHO KNEW YOUR “STINK PIPE” MATTERED THIS MUCH?! 😂❄️

That random pipe sticking out of your roof?

It’s not just there to make your house look weird.

It’s your plumbing vent, and it helps your drainage system breathe and work properly.

And here’s the part that made me go, “WAIT… WHAT?!”

🥶 MAINE HAS SPECIFIC RULES FOR FROST & SNOW CLOSURE.

Because yes — snow and ice can actually block a plumbing vent.

Maine’s plumbing rules generally require a vent to terminate at least 2 feet above the roof, and there are additional requirements for areas where frost or snow closure is likely.

Which means that little pipe on your roof is something you probably never think about…

until winter decides to bury it. 😂

And apparently, this is one of those homeowner things nobody tells you about when you buy the house.

So before winter really gets rolling, take a look at those roof vents.

If yours looks unusually short, buried by snow, damaged, or just makes you think “that can't possibly be right…”

👉 Have a plumber take a look.

Because owning a home is apparently just learning a new random fact every Saturday. 😂

It’s easy to obsess over the countertops.

The hardwood floors.

The gorgeous bathroom.

That fireplace you’re already imagining yourself sitting beside.

But there’s a feature you’re going to use every. single. day that doesn't get nearly enough attention:

🚗 THE DRIVEWAY.

Especially in Maine.

Before you fall completely in love with a house, take a minute to actually look at it.

Is there enough room for your vehicles?

Where are you going to park when you have guests?

Is it steep?

Does water run toward the house?

How does it look after a Maine freeze/thaw cycle?

Is there room to turn around?

Will your plow company be able to get in and out?

Is there enough space for your trailer, camper, boat, or whatever else you've got?

And one of my favorites:

Where the hell are you putting all that snow? 😂❄️

Because a driveway can look perfectly fine on a sunny 75° day in July…

…and feel VERY different when you've got two feet of snow, a snowbank the size of a small building, and nowhere left to put another shovel full.

The pretty stuff matters.

But sometimes the things you don't think about until after you own the house matter even more.

Look beyond the listing photos.
Look at how the property actually works for YOUR life.

🌲 DISCOVER MAINE: A STATE CARVED BY ICE.

Look at a Maine lake.

The mountains behind it.
The rocky shoreline.
The islands scattered across the water.
The valleys between the peaks.

It’s easy to look at all of that and simply think:

“Damn. Maine is beautiful.”

But there’s a hell of a story underneath it. 👀

During the last Ice Age, enormous continental ice sheets covered Maine. At their peak, the ice became several thousand feet thick — thick enough to cover Maine’s highest mountains.

And it wasn't just sitting there.

It was moving.

As that massive sheet of ice traveled across Maine, it scraped and reshaped mountains and valleys, carried enormous amounts of rock and sediment, and disrupted older drainage patterns.

As the ice retreated, meltwater and glacial deposits helped create the landscape we recognize today — including the hundreds of lakes and ponds scattered across the state.

And here's where it gets REALLY cool. 🧊

Those long, winding ridges you see across parts of Maine?

Some are eskers — sand and gravel deposited by meltwater flowing through tunnels beneath the glacier.

Maine's esker systems can be traced for up to 100 miles.

And that giant boulder sitting somewhere it seemingly has NO business being?

It may be a glacial erratic — rock picked up and carried by the ice before being dropped somewhere completely different.

Maine's largest known glacially transported boulder, Daggett Rock in Phillips, is estimated to weigh about 8,000 tons. 😳

Then there's the timeline.

The most recent major glacial episode began roughly 35,000 years ago. The last remnants of glacial ice were probably gone from Maine by about 11,000 years ago.

So when you're sitting beside a Maine lake today…

You're looking at a landscape shaped by an enormous sheet of ice thousands of feet thick more than 10,000 years ago.

That view wasn't random.

The glacier did the landscaping. 😂🧊

And honestly?

It did one hell of a job.

🔥 TRUTH TUESDAY: THE FED ≠ YOUR MORTGAGE RATE.

Let’s clear something up because this one gets repeated ALL. THE. TIME.

🚨 “The Fed raised rates, so mortgage rates went up 0.25%.”

NOPE.

That headline makes for a great Facebook post.

It just isn’t the whole story.

The Federal Reserve controls the federal funds rate — the rate banks charge one another for overnight lending.

Your 30-year mortgage?

That’s a completely different animal.

Mortgage rates are influenced by things like:

📈 The bond market

📊 Inflation

💰 Investor demand

📉 Economic data

🔮 Expectations about future Fed policy

So the Fed can raise rates and mortgage rates can move up, down, or barely move at all.

And here’s where I REALLY want people to pay attention:

You cannot look at one Fed announcement and know where mortgage rates are going next.

Anyone telling you they know exactly where rates will be six months from now?

🚩 That’s a prediction.

Not knowledge.

And after yesterday’s conversation about speculation vs. knowledge, this is the perfect example.

Facts matter.

Context matters.

The numbers matter.

Fear-based headlines?

Not so much.

So before you decide to panic, celebrate, wait, buy, sell, or completely change your plans because of something you saw online…

STOP.

Ask:

👉 What actually happened?

👉 What does it actually affect?

👉 What do the numbers actually show?

👉 And what part of this is just somebody guessing what happens next?

🔥 THAT is the difference between following the headlines and understanding the market.

Knowledge > panic.

🔥 MARKET MONDAY: SPECULATION vs. KNOWLEDGE

There is A LOT of noise in real estate right now.

“Rates are going to 8%.”

“Home prices are going to crash.”

“Wait until next year.”

“Buy now before it gets worse.”

👀 Okay… but what do we actually KNOW?

Here’s the difference:

📌 KNOWLEDGE:

The Fed raised its benchmark rate by 0.25% last week, bringing the target range to 3.75%–4.00%.

📌 KNOWLEDGE:

Mortgage rates do NOT simply move one-for-one with the Fed’s rate.

📌 KNOWLEDGE:

Mortgage rates have been moving higher. Freddie Mac reported a 6.76% average for a 30-year fixed mortgage on September 10, while daily market data was around 7.19% on September 16.

📌 KNOWLEDGE:

Maine’s August home sales were down 10.1% from August 2025 — while the median sale price increased 4.3% to $424,550.

And then there’s…

🤔 SPECULATION.

Where rates go next.

Where prices go next.

What buyers will do.

What sellers will do.

What the Fed will do next.

Those things can be discussed. They can be analyzed. They can be modeled.

But they aren't facts until they happen.

THIS is why I care about giving my clients information instead of predictions.

You don't need someone telling you what the market will do.

You need someone who can help you understand what is happening right now — and what your options are because of it.

🔥 HOMEOWNER SATURDAY: YOUR DRYER VENT COULD BE TRYING TO BURN YOUR HOUSE DOWN.

Okay, maybe that sounds dramatic.

But this is one of those little home-maintenance things that is VERY easy to ignore… until it isn’t.

Every time you run your dryer, lint is moving through that vent system. Some gets caught in the lint screen, but some can make its way into the vent.

And when that vent gets packed with lint?

🔥 Your dryer has to work harder.
💸 Your clothes can take longer to dry.
🌡️ Heat can build up.
🚨 And a clogged dryer vent can increase fire risk.

That little lint screen you clean after every load?

GOOD. KEEP DOING THAT.

But don't assume that means your dryer vent is clean.

If it’s been a while since the vent was inspected or cleaned, put it on the homeowner to-do list.

Especially if you notice:

➡️ Clothes taking forever to dry
➡️ The dryer getting unusually hot
➡️ A burning smell
➡️ Lint collecting around the outside vent
➡️ The outside flap barely opening when the dryer is running

Your house doesn't always give you a giant flashing warning sign.

Sometimes it gives you a dryer that takes two hours to dry a damn towel. 😂

Pay attention to the little things. They can become big things FAST.

🔥 FEATURE FRIDAY

THAT FIREPLACE MIGHT BE MORE THAN A PRETTY FEATURE.

Because nobody falls in love with a house and then thinks:

“I can’t wait to spend a fortune heating this thing.” 🫠

In Maine, how a home is heated matters. A LOT.

Having multiple heating options can give you flexibility when fuel costs, weather, or your heating needs change.

Maybe you've got:

🔥 Oil
🔥 Heat pumps
🔥 Wood stove/fireplace
🔥 Propane
🔥 Electric

Having options means you're not necessarily putting all your eggs — or your heating bill — in one basket.

But don't just see a wood stove and assume it's going to save you money.

Ask questions:

How does the primary system perform?
How old is it?
What does it cost to operate?
How efficiently does the home hold heat?
Is the secondary system actually usable?
When were the chimney, stove, or other components last inspected/serviced?

Because $300+ heating bills hit a whole lot differently when you have zero alternatives. 😬

A pretty fireplace is nice.

A home with multiple practical heating options? Now, THAT is a feature I want buyers paying attention to.

Because in Maine…

Winter doesn't care what your budget was. ❄️😂
