The “historical average” argument in mortgage rates falls apart
when you compare wage growth to the increase in home prices.
I’ve been guilty of using it myself.
The acceleration of home prices during the pandemic made it impossible to ignore.
We really need more homes especially on the lower price end.
How we get there would likely need cooperation between government and builders and a different way of thinking of housing.

Poor buyers that waited on the sidelines for prices to go down only to be faced with this.
Poor sellers as well.

This is Econ101, supply and demand.
The solution is build more beginner type homes.
But that's where it stops. The price of a lot (land) is the same no matter what home is built on it. Given that builders will most always try to maximize the home price point they put on it using land price as 30% of the value of a home.
If the lot was 200,000, You're gonna end up with a home priced in the 600,000 range.
We have to rethink what a home is in this country

Calculate what it could be, what price the neighborhood supports then back out what it might take to get it there and arrive at your list price!
Of course everyone has different ideas of what they want it to be. Here in Portland we love to keep our older homes alive!
