The hardest part of a slow first 10 days is knowing what actually needs to change.
My rule of thumb: low traffic usually means the presentation needs work. Strong traffic with no offers usually means buyers see the home, then stop at the price. Before I change anything, I look at showings, feedback, and the homes buyers are comparing side by side in Clark County right now.

• Keep the map tight. Rent can change fast from one neighborhood to the next.
• Compare beds, baths, size, parking, yard, and pet friendliness.
• Be honest about condition. Updated and move-in ready usually rent differently.
• Run a range, then use the conservative end after vacancy and expenses.

• Price the main house first, then adjust for the extra feature using local comps.

• The more niche the feature, the more believable the price needs to be.
