Evidence of an inadequate roofing system! There is a lot of moisture staining on the ceiling and in the corner where the walls meet. This house is 50 years old with the original roofing system. Roof shingles have a average lifespan of 15 years if they are 3-tab shingles and 20-25 years if they are architectural shingles. The roof definitely needs to be replaced. I will definitely be letting the clients know about my findings. One of the reasons why it is always good to have a home inspection performed before purchasing a home!!! Came across this electrical receptacle located above the bathroom sink while I was performing an inspection. This is a total safety hazard!!! 3 defects here.

1st- Any electrical receptacle located next to any water source is required to be a GFCI receptacle. (A GFCI prevents fatal electrical shocks through the elimination of sustained current draw when a short occurs.)

2nd- The electrical receptacle is not secured in place. Just hanging there.

3rd- There is no cover plate on this receptacle. Receptacle covers are designed to prevent people from coming into contact with (that is, touching) properly installed live electrical parts that are inside the receptacle box.

Just one of many defects noted in this inspection. All though the seller is in the process of renovating, It is still important to report your findings to your client.
