What’s Shifting in the Market?

If you have been sitting on the sidelines waiting for the housing market to find its footing, there may be a silver lining on the horizon. The frenetic pace of the past few years has eased, creating a more balanced and deliberate environment for both buyers and sellers.

Here is what you need to know:

📈 MORTGAGE RATE OUTLOOK. After a month of increases, there may be some relief ahead. National Association of Realtors Chief Economist Lawrence Yun noted that September’s softer employment report could help ease upward pressure on mortgage rates. Rates remain elevated, but even modest relief could improve purchasing power and bring greater predictability to buyers’ budgets.

⚖️ GROWING BUYER LEVERAGE. More inventory and strategic price adjustments are giving buyers additional room to compare properties, complete their due diligence and negotiate. The days of reflexive bidding are increasingly giving way to more careful decision-making.

🌲 THE SHASTA COUNTY SWEET SPOT. Locally, we are seeing signs of a more balanced market. Buyers remain selective, while serious sellers recognize the importance of realistic pricing and strong presentation. That is creating opportunities for both sides to meet in the middle.
