Your July 2026 DFW Market Update is here! Here's what's actually happening on the ground in Rowlett, Rockwall, Wylie, and Garland.

The biggest story this month is how differently these four cities are moving. Rockwall homes are sitting longer — 69 days on market, up 23% from last month — which tells me buyers there have a bit more room to negotiate and take their time. Wylie is the opposite story: homes are going under contract in just 39 days, down 30% from June, so if you're buying there, be ready to move quickly on the right home.

Garland had the most closings of the four (161, up 5%), and prices held nearly flat across the board — nothing dramatic, just steady. Average sales prices ranged from $329K in Garland up to $528K in Rockwall, and here's the number that matters most for sellers: homes are still closing at 93-97% of list price in every one of these cities. That's a strong sign the market hasn't softened as much as headlines might suggest — pricing right still gets you close to full value.

On the buyer side, the 30-year fixed rate averaged 6.66% this week (Freddie Mac), up slightly from 6.58%. Still very workable, especially paired with the right loan program and a seller willing to negotiate on a slower-moving listing.
