Buyer confidence appears to be returning, inventory has been coming down, and the right homes continue to stand out.

Has the 30A market finally found its footing again?
That's the question I wanted to answer after taking a closer look at the first half of 2026.
When you look beyond the headlines, the market has quietly been moving in a very positive direction. Transactions are up, inventory has been coming down, and buyer confidence appears to be returning. But that doesn't mean every home is selling.
What we're seeing is buyers becoming more intentional. They're rewarding homes with great locations, thoughtful design, and something that's difficult to recreate. At the same time, pricing and positioning are just as important as they've ever been.
In my latest market analysis, I break down what's changed over the first half of the year, why I believe the market has turned a corner, and what I'm watching as we head into the second half of 2026.

Great homes are still moving when they’re effectively priced and positioned right in the market, especially along the Gulf.

A lot of people I’ve talked to lately are kind of in the same spot.

More homes are selling.�Pending activity is picking up.�And fewer new listings are coming to market.
That combination usually tells us something.
We’re starting to move into a different part of the market as we head into spring.
And you can feel it on the ground too.
More conversations.�More showings.�More people paying attention.
