South Walton Fashion Week kicks things off in early October, followed by CARS OF 30A bringing 150+ rare and high-performance vehicles through the streets of Alys Beach. The Harvest W**e & Food Festival takes over Cerulean Park in WaterColor for four days of world-class w**e and food, Garden & Gun brings their Society and Friends Gathering to Alys Beach, and the beloved Halloweener Derby wraps up the month with costumed dachshunds racing across the SEASIDE® Amphitheater lawn.

30A isn't really one beach town, it's eight of them, and each one has its own personality. 🌴

Seaside is where it all started. Watercolor feels like a resort community built around its marina. Rosemary Beach has that European storybook charm. Blue Mountain Beach sits at the highest elevation on the Gulf Coast with a laid-back, local energy all its own. Gulf Place mixes artists, restaurants, and community pools into something that feels genuinely lived-in. Seagrove and Seacrest sit closer to the middle, both residential and unhurried in their own ways, while Inlet Beach is the quieter, newer stretch on the far east end.

Beachfront in Inlet Beach with the Gulf right outside every window and the sand as your actual backyard. The whole home was redone in Spring 2026 with a new kitchen, new bathrooms, new floors, and new furniture throughout, so everything feels current and well put together for a group of ten.

The heated plunge pool on the second level has a straight shot over the water, which ends up being where everyone gravitates once the afternoon hits. Two beach cruisers and four beach chairs are included for when you do eventually make it down to the sand, and the kitchen is properly stocked with a drip coffee maker, Keurig, and Nespresso for however your mornings start.

Inlet Beach is a good spot to land. Close to 30Avenue, a short ride to Rosemary and Alys Beach, and noticeably less crowded than the towns further west.

Fall is a quiet season for most vacation rental companies. It's actually one of our busiest, because it's when we start getting our owners' homes ready for the holiday demand headed our way.

Sitting just east of Seaside in Old Seagrove, this 4-bedroom home is one block from the nearest beach entrance and an easy walk to everything that makes this stretch of 30A worth coming back to. At 2,756 square feet, it has real room for twelve people to spread out comfortably.

Two king master suites on the main level each have their own renovated ensuite baths, and a third king bedroom upstairs shares a hallway bath with the bunk room, which sleeps four on twin beds. The main king master also has a loft queen above it, giving the home a little extra flexibility for a larger group. Up on the third floor, a game room with a smart TV and vintage Pac-Man console has a way of becoming everyone's favorite spot by mid-week.

The open-air side porch is where the group naturally ends up after dinner, and the gourmet kitchen makes staying in for a night genuinely appealing with a gas stove, Sub-Zero refrigerator, and granite countertops that actually have room to cook on. Two bikes and a beach wagon make the walk to the sand even easier, and six beach chairs are included so everyone's covered once you get there.
