Where do midterm rentals actually work?
Dennis Nguyen's answer: look for hospitals and clinics nearby. He searches "hospitals" on Google Maps to spot the pins, then checks what's for sale close by - Burien, Federal Way, Auburn, and Renton have all worked for his clients.
For tenants, he leans almost entirely on Furnished Finder, with Airbnb as a backup (30-day minimum only, to filter out short stays).
Where have you had luck finding midterm tenants?
Working hard and having a secure job donāt always go hand in hand.

Month-to-month tenant, 30 or 60 days' notice, you move in. Michael explains how that's shifted in Seattle: depending on the property type, notice can now run 90 full days - and since the clock doesn't start until the end of the current month, giving notice mid-month puts you closer to 105 days total.
Worth repeating: this isn't an eviction, and nobody's lease is being broken. It's just notice.
If you've given notice on a month-to-month recently, how long did it actually take you?
Negotiating a tenant move-out doesn't have to turn into a fight.
Michael shares the mindset shift that makes these conversations go smoother: be upfront about the tenant's rights, be honest about why it's better for you if they move sooner, and then actually offer to help ā covering moving costs or their next deposit.
It's a small shift that keeps things respectful on both sides.
If you were the tenant in this situation, what would make you feel like the move-out was handled fairly?
Buying an occupied duplex or triplex? The closing date and your move-in date may not line up.
Tenant notice periods can run longer than a buyerās lender occupancy deadline. Michael explains why a voluntary cash-for-keys agreement may come into the conversation, with the goal of finding terms the seller, buyer, and tenants can accept. Check local notice rules and your lenderās requirements before relying on a move-in date.
Which part would you clarify first: the tenantās timeline or your lenderās deadline?
Buying a tenant-occupied property can create a real timing issue for Seattle house hackers.
Michael explains the mismatch: a primary-residence lender may expect you to move in within 60 days, while the tenant notice period can be as long as 90 full days, depending on the property type. If notice begins in the middle of the month, his example reaches 105 days.
The takeaway is to check both timelines before assuming an occupied property will work for your house-hacking plan.
Would this change how you evaluate a tenant-occupied property?
Selling your home before purchasing the next one can create an awkward timing gap.
A rent-back allows the buyer to let the seller remain in the home as a tenant for a few weeks or months after closing. The seller can access the money from the sale while still having a place to stay during the next-home search.
Would having extra time after closing make your moving process easier?
Not all home-buying contingencies protect you in the same way.
A financing contingency focuses on your ability to obtain the mortgage, while an appraisal contingency deals with the property and its value. The inspection contingency can give Washington buyers additional flexibility to renegotiate or leave the contractāeven when the inspection does not reveal a major problem.
