Seattle's permitting process can add three to nine months before construction begins on your remodel. That timeline catches many homeowners off guard.
Here's what that gap looks like in practice: your design-build team submits a preliminary application and receives a project number, which takes one to two weeks. Then an intake date is scheduled, often two to four months out depending on SDCI's current workload. Initial review adds another two to eight weeks. And every project goes through at least one correction cycle, sometimes two or three.
A kitchen remodel that takes eight weeks to build may need four to nine months of permitting before a single wall is opened. That gap between expectation and reality is where most of the frustration begins.
The most effective way to plan around it: start the permit application during the design phase, so both processes run in parallel rather than in sequence. It won't eliminate the wait, but it closes the gaps between each step.
