Buyers, two numbers from July worth knowing.
First: 2,456 homes were listed for sale at some point in July — the most of any month this year.
Second: the average price per square foot on sold homes came down 1.8% from last July, to $166. Median price went up, price per foot came down. Translation — the middle of the market is carrying this, and the upper end looks softer.
Now, where your actual leverage is. Of the homes that sold in July, the ones that had to cut their price sat an average of **73 days** and closed at **93.33% of their original ask**.
Those sellers exist right now, on the market, watching the calendar.
So when you're scrolling and you see a home that's been sitting 60, 90, 120 days — that's not a warning sign. That's your negotiation. Ask what it originally listed for. The gap between that number and today's price tells you exactly how motivated they are.
Get pre-approved first, though. With 2.6 months of supply, the well-priced homes still move in about two weeks, and you don't get to think about it for a weekend.

If you're thinking about selling this fall, July gave you the clearest data you're going to get.
Median sale price: $288,700, up 3.1% from last July. Homes sold in an average of 32 days. Months of supply tightened to 2.6 — anything under three is a seller's market. And 644 homes closed, among the busiest months in more than a year.
That's a green light.
But look at how it actually paid out. Sellers who priced it right the first time got **98.78% of asking in 14 days**. Sellers who had to cut waited **73 days** and closed at **93.33% of their original number**.
Nobody sets out to be in the second group. They get there by testing the market — going a little high to "see what happens," planning to adjust.
Here's what happens: the first two weeks are when your listing gets the most eyes it will ever get. Price it above the market and you spend that attention proving you're overpriced. By the time you cut, the buyers who would have paid full price have already bought something else.
Price it right, and this market will do the rest.

644 homes sold around here in July. That's 39 more than last July, and they sold four days faster, at a higher median price.
By every headline number that matters to a seller, it was one of the best months in a year.
Now here's the number nobody put in a post: 376 homes came OFF the market in July without selling. Up 52% from last year. The most in more than a year.
One of the strongest months in a year, and the most sellers giving up in more than a year. Both true.
The report explains it. Of the 644 homes that sold, 451 never touched their price.
Those closed in **14 days at 98.78% of asking**. The other 193 had to cut. Those sat **73 days and got 93.33% of what they originally asked** — about $15,700 less on a median-priced home.
Same market. Same month. Same buyers.
The only variable was the number on day one.
If you're planning to list this fall, that's the whole conversation. Not staging, not season, not luck. The first list price.

This one was different for me. Jake has been a friend since we were kids, and getting the call to list his place is not the same as getting any other call. Two point eight acres outside the city limits, a one level ranch with a split plan, and a 28x28 insulated shop off the gravel drive with room to turn a trailer.
Around here that shop is not a bonus feature, it is the reason somebody picks up the phone.
He and his family are almost finished building their new house, which is the best reason there is to sell one.

Zero down (She even got money back🤫). Seven repairs the seller fixed first. Her first home.
